Prestige Glenbrook stands at Nallurhalli, Whitefield, pincode 560066. Whitefield is one of Bengaluru's main technology districts, full of large tech parks and offices, so for many buyers the draw is a shorter trip to work. Schools, hospitals and shopping malls are spread across the area already.

ITPB and Hope Farm Junction can both be reached by road from the site. If your office is further west, along Marathahalli or the Outer Ring Road, your commute will be longer and will cross some of the busiest junctions in the east of the city. The developer has not published exact distances or times, so we do not quote any.

In Whitefield, a short distance on the map can still turn into a long drive at rush hour. Before you book, drive from Nallurhalli to your workplace at your normal start time, and come back in the evening. Try the school run as well if you have children. Look at the lane leading to the gate too, since 285 families will share it once the towers are full.

Prestige Glenbrook follows one plan for every home: four bedrooms and four bathrooms in about 2,928 sq ft built-up. The size leaves room for a study or a guest room as well as a family of four or more. Carpet area has not been published, so ask for it along with the room dimensions.

The published starting price is Rs. 3.82 Crore, about Rs. 13,000 per sq ft. No other unit prices are published, and floor level and facing will change the figure, so insist on a price for the exact unit you want.

What you pay on top depends on the stage. A unit with an occupancy certificate carries no GST, while one still under construction does. Stamp duty and registration apply either way. Ask for a cost sheet that shows:

• Base rate and the area it is charged on
• Floor-rise and facing premiums
• Car parking and how many bays are included
• Clubhouse fee and maintenance deposit
• GST, if it applies, as its own line
• Stamp duty and registration

Prestige Glenbrook has no published RERA registration number. Ask Prestige Group for it and search the Karnataka RERA website at rera.karnataka.gov.in. The entry shows the completion date the developer declared, which is the cleanest way to reconcile the ready-to-move label with a June 2027 handover.

If your tower already has its occupancy certificate, ask for:

• The occupancy certificate for the tower
• Sanctioned building plan showing your unit
• Title documents and an encumbrance certificate for the land
• Khata and the latest property tax receipt
• A draft sale deed for registration

If the certificate is still to come, this is an under-construction purchase. Then ask for the RERA certificate, the approved plan and an agreement for sale that fixes the handover date, the penalty for delay and a payment schedule linked to construction stages. At handover, collect the occupancy certificate, register the sale deed at the sub-registrar's office and transfer the khata into your name.

Prestige Glenbrook places two towers of 15 floors on 4.5 acres, with 285 homes in total. The developer has not published an open-space share, so ask for the sanctioned site plan to see how the towers, the clubhouse, the courts and the gardens divide the land. Any images you are shown are as planned by the developer until the spaces are built.

A morning could start on the jogging track and continue in the gymnasium, or with laps in the swimming pool. With several sports courts on site, an evening game with neighbours is easy to arrange. Children have a play area of their own close to the towers.

On a rainy day, the indoor games area in the clubhouse keeps the family busy. The multipurpose party area is there for birthdays and festivals, and the landscaped gardens make for a gentle walk after dinner. Large four-bedroom homes tend to mean large households, so ask how many lifts each tower has and what the monthly maintenance charge will be.
