Prestige High Fields

Prestige High Fields stands on ISB Road, Nanakramguda, behind Continental Hospital, in the Financial District part of Gachibowli, pincode 500032. The road takes its name from the Indian School of Business nearby. Having a large hospital next door is a real comfort for families with elderly parents or young children.

This stretch of west Hyderabad is among the city's biggest office belts. If your job is here, your commute could be very short, and other western suburbs are a drive away. The developer has not published distances or travel times, so we do not quote any. Drive to your office at the usual hour and time it.

Since the project is finished and lived in, you can judge the neighbourhood as it is today. Visit on a weekday morning to see how 2,356 households leave through the gates, and again in the evening. Ask residents about parking, deliveries and how long it takes to get onto the main road at peak time.

Prestige High Fields has seven built-up sizes. The plain 2 BHK is about 1,283 sq ft, and the 2 BHK with a study about 1,410 or 1,492 sq ft. A plain 3 BHK is about 1,742 sq ft, the 3 BHK with a study about 1,919 or 1,993 sq ft, and the 4 BHK about 2,729 sq ft. Carpet areas have not been published.

Prices open at Rs. 1.01 Crore for the 2 BHK, Rs. 1.11 Crore and Rs. 1.17 Crore for the study versions, Rs. 1.37 Crore for the 3 BHK and Rs. 1.51 Crore and Rs. 1.57 Crore for the 3 BHK with a study. The 4 BHK opens at Rs. 2.15 Crore. Every plan comes to about Rs. 7,900 per sq ft.

A finished flat carries no GST. Stamp duty and registration apply on the full value. Ask for a written breakdown that covers:

• Price and the area it is quoted on
• Car parking bays included
• Maintenance deposit and any pending dues
• Transfer fee charged by the residents' association
• Stamp duty and registration
• Fittings and fixtures left in the flat

Prestige High Fields does not show a published RERA registration number. You can search for it on the TS-RERA website and ask Prestige Group whether one was issued. With the towers complete, the completion papers and the title chain are what protect your purchase.

Before you sign, collect:

• The occupancy certificate for the tower your flat is in
• The sanctioned plan showing the unit
• The registered sale deed of the seller, and earlier deeds for a resale
• An encumbrance certificate for the years since 2021
• Recent property tax receipts
• A no-dues letter from the residents' association
• A loan closure letter, if the seller had a mortgage on the flat

If you buy an unsold flat from the developer, the same list applies with the developer's title papers. After registration, move the property tax record and the electricity connection into your name, and keep every receipt in one file.

Prestige High Fields spreads ten towers of up to 33 floors over 21.8 acres, and it is already built. The developer has not published how much of the land is open, but you can walk the grounds and see the gardens and courts for yourself rather than rely on a render.

A weekday could begin in the gymnasium or with a swim before work. Children have a play area close to home, and the outdoor courts suit an evening game. When it is too hot or wet outside, the games room and activity area take over, and the mini theatre makes for an easy family evening.

For your own time, the spa and salon are on campus, and the club lounge is a place to meet neighbours. Birthdays and gatherings go to the party area, while retail spaces inside the community cover quick errands. The landscaped gardens are the place for a walk after dinner. Because families have lived here since 2021, ask the residents' association how each facility is maintained and whether any are closed for repair.
