Prestige Kew Gardens has its gate on Kariyammana Agrahara Road in Shan Boga Colony, Yemalur, pincode 560037, just off Old Airport Road. Yemalur is part of the larger Bellandur belt of east Bangalore, which grew up around the city's technology offices.

For work, several large office campuses are within reach by road, including Prestige Tech Park, Embassy Golf Links and Cessna Business Park. If your office is in one of them, your daily trip could be a short drive. The developer has not published distances or times, so time the journey yourself at peak hour.

For a meal out or weekend errands, Domlur, Koramangala and Indiranagar are neighbouring areas with busy high streets. Schools, hospitals and shops can be found in the neighbouring localities, though no names or distances are listed. Visit the ones you would use and see how long each trip takes.

Because the community has been lived in since 2019, residents can tell you which roads jam in the mornings and which shortcuts work. Ask a few of them during your visit.

Prestige Kew Gardens was built entirely with two-bedroom homes in two sizes: about 1,146 sq ft and about 1,185 sq ft, both quoted as built-up area. Carpet areas have not been published, so ask each seller for the figure and the room dimensions.

The developer marks both plans as sold out and lists no current price. You will negotiate with the owner, and the figure will depend on the block, the floor, the facing and the condition of the home. A completed resale carries no GST; stamp duty and registration apply on the sale value.

Before agreeing on a figure, ask the seller for:

• The block number, floor and facing
• Carpet area as well as built-up area
• How many car parks come with the home
• Monthly maintenance and any unpaid dues
• Whether the apartment backup power was bought, since it cost extra
• Any interiors or appliances included in the price

Compare at least three listings of the same size before you make an offer.

Prestige Kew Gardens is listed as holding BBMP/BDA approval. The developer has not published a RERA registration number. If a seller or agent quotes one, check the entry on the Karnataka RERA website (rera.karnataka.gov.in) before relying on it.

Every purchase here is a resale, so the task is to confirm that the seller owns the flat outright and that the building was cleared for living. Ask for:

• The occupancy certificate for the block
• The approved building plan from BBMP/BDA
• The registered sale deed from Prestige Group to the seller, and any later deeds
• Khata in the seller's name and the latest property tax receipt
• An encumbrance certificate up to the current month
• A no-dues letter from the association, and a loan closure letter if needed

When the deal closes, register a fresh sale deed in your name at the sub-registrar's office. Then transfer the khata, the electricity meter and the association membership to yourself.

Prestige Kew Gardens has sixteen low-rise blocks of four floors each spread across 15.74 acres, housing 979 families. With buildings this short on a site this size, the campus feels open rather than towering. The developer has not published the share of land kept open, so ask for the approved site plan and see where your block stands. Renders are as planned by the developer, so walk the grounds.

A weekday could begin with a swim or a session in the gymnasium, then a run on the jogging track. Racquet players have tennis, squash and table tennis to choose from, while basketball and other outdoor courts suit team games.

For quieter days, the library offers a reading corner, and the spa and sauna give you an hour to unwind. Children have a play area and landscaped gardens to explore.

Celebrations have plenty of room. The community hall and party area host birthdays and festivals, and the amphitheatre suits performances. The clubhouse ties it together. Since the facilities have run since 2019, ask residents how well they are kept.
