Prestige Lake Ridge

Prestige Lake Ridge has its address at 4th H Block, 80 Feet Road, Sahara Layout, Lingadheeranahalli, pincode 560062. Locally the area goes by Yadalam Nagar, and Uttarahalli is the neighbouring locality in south Bangalore. Over recent years it has filled in with homes, including projects by several large developers.

Daily needs are close at hand. Schools, colleges, banks, clinics and supermarkets are available in the neighbourhood, though no names or distances are listed. Visit the ones your family would use and note how long each trip takes.

For work, other parts of the city are reached by road. The developer has not published distances or journey times to any office area, station or hospital. The only reliable test is a trial run: drive from the gate to your office on a weekday morning and back in the evening.

Since the community has been occupied since 2019, residents are a useful source. Ask a few of them which routes they use at rush hour and how long the school run takes. Their answers will tell you whether the location fits your routine.

Prestige Lake Ridge was built in six layouts, each quoted as built-up area. You will find a one-bedroom of about 661 sq ft, two-bedroom homes of about 1,137 or 1,159 sq ft, and a two-and-a-half-bedroom home of about 1,358 sq ft. The three-bedroom homes measure about 1,571 sq ft, or about 1,745 sq ft with a maid's room.

Every layout is sold out with the developer, and no current price is published. The price you pay depends on the owner, the tower, the floor and the condition of the flat. A completed resale carries no GST; stamp duty and registration apply on the sale value.

Before you agree on a figure, ask the seller for:

• The layout, tower, floor and facing
• Carpet area as well as built-up area
• The number of car parks, and whether covered
• Monthly maintenance and any unpaid dues
• Whether full backup power for the flat was bought, since it cost extra
• Interiors and appliances included in the sale

Prestige Lake Ridge has BBMP/BDA approval on record. The developer has not published a RERA registration number. If a seller quotes one, check the entry on the Karnataka RERA website (rera.karnataka.gov.in) before you rely on it.

Every sale here is between you and an owner, so your lawyer's job is to confirm that the seller holds clear title and that the tower was cleared for living. Ask for:

• The occupancy certificate for the tower
• The approved building plan from BBMP/BDA
• The registered sale deed from Prestige Group to the seller, and any later deeds
• Khata in the seller's name and the latest property tax receipt
• An encumbrance certificate up to the current month
• A no-dues letter from the association
• A loan closure letter, if the flat was mortgaged

When the deal closes, you and the seller sign a new sale deed at the sub-registrar's office. Then move the khata, the electricity meter and the association membership into your name.

Prestige Lake Ridge has twelve towers rising to as many as 18 floors across 15.37 acres, home to 1,119 households. The developer has not published the share of land kept open, so ask the association for the approved site plan and find where your tower stands in relation to the clubhouse and gardens. Renders you see were drawn as planned by the developer.

A weekday could begin with a swim or a session in the gymnasium, followed by a run on the jogging track. Evenings bring a choice of games, with courts for tennis, basketball and badminton outdoors, and table tennis and indoor games inside.

For a quieter hour, the library offers a place to read, and the spa and sauna help you unwind. The amphitheatre suits festivals and residents' events, while the clubhouse hosts get-togethers.

Children have play areas, and landscaped gardens give families somewhere green to walk after dinner. In a campus this size, ask how court bookings work and whether the pool gets crowded on weekends.
