Prestige Leela Residences stands at 19-20, 3rd Cross Road, HAL 3rd Stage, Kodihalli, a residential pocket a short turn from Old Airport Road. This is long-settled city, not a new growth corridor. The roads, shops, clinics and schools around you already exist, so what you see on a visit is what you will live with.

The biggest gain of this address is the short hop to the neighbourhoods around it. Indiranagar and Domlur are close by for restaurants, shopping and errands, and MG Road and the central business district are reachable by road. Old Airport Road itself carries schools, hospitals, restaurants and shops along its length. The developer has not published distances to specific places, so we do not quote any.

Old Airport Road is also one of the busier roads in east Bengaluru, so the drive out of the lane matters. Try the route from the gate to your office at your usual hour, and return in the evening rush. Check how the 3rd Cross Road entry handles school-run traffic, and ask how many car parks come with the home and where visitors can park.

Prestige Leela Residences follows one plan for every home: four bedrooms in close to 3,073 sq ft of built-up area. That is a generous size for a central address, with room for a study, a guest room or a home office alongside the family bedrooms. Carpet area has not been published, so ask for it along with the room-by-room dimensions.

Prices start at Rs. 8 Crore, or about Rs. 26,000 per sq ft on the built-up area. Only that starting figure is public, and floor, view and facing will push some homes above it. A resale seller may also ask more or less than the developer's figure. Since the building is complete and holds its occupancy certificate, no GST should apply. Stamp duty and registration are payable on every purchase.

Ask for a cost sheet that sets out:

• The base price and the area it is charged on
• Car parks included, and the charge for any extra bay
• Clubhouse membership and the maintenance deposit
• Monthly maintenance and any arrears on a resale home
• Stamp duty and registration on the full sale value

Prestige Leela Residences shows no published RERA number. Ask the developer or the seller whether one was issued, and search for the project on the Karnataka RERA website, rera.karnataka.gov.in. For a building that has been finished since 2020, the documents below tell you more than a RERA entry will.

Before you pay an advance, ask to see:

• The occupancy certificate for your block
• The sanctioned building plan showing your unit
• Khata for the apartment and the latest property tax receipt
• Title documents and an encumbrance certificate for the land
• The draft sale deed you will register

Buying from an earlier owner? Add their registered sale deed and a no-dues letter from the residents' association. Also ask for proof that any home loan on the flat has been closed. Check the chain of ownership since 2020 too, as a finished home may already have changed hands. At registration, the sale deed goes in your name, and the khata must then be transferred to you.

Prestige Leela Residences is small by design: three blocks, none above 10 floors, on 3 acres, holding 88 homes in all. With so few households, the shared spaces are rarely crowded. Ask to see the sanctioned site plan to understand how much of the plot is open ground and which blocks face the gardens.

A morning could begin on the jogging track that loops the grounds, followed by the gymnasium or a few lengths in the swimming pool. Tennis players have a court of their own, and there is a basketball court and a table tennis setup for shorter games. Children have a play area close to the landscaped gardens, where parents can keep an eye on them.

Evenings and weekends move indoors to the clubhouse. The clubhouse holds a games room and a mini theatre for film nights, plus a spa with a sauna for unwinding after a long week. Because the building is finished, these facilities should already be running. Walk through each one on your visit, check their condition, and ask the residents' association what the monthly maintenance charge covers and how often the pool and gym are serviced.
