Prestige Marathahalli-Whitefield has its address at Ramagondanahalli, Whitefield, Bengaluru 560066, in the stretch of east Bengaluru between Marathahalli and Whitefield. This belt grew up around the city's IT parks, and it is one of the settled residential parts of the east, with homes, shops and schools already in place around the older layouts.

For most buyers here, the daily question is the office commute. The developer has not published distances to tech parks, stations, schools or hospitals, so we do not quote any. Drive from the site to your workplace at your usual hour on a weekday, and repeat the trip in the evening peak, when this corridor is at its slowest.

Handover is still some way off, due from December 2027, so the traffic you meet today is not the traffic you will live with. Ask what road work is planned around Ramagondanahalli, and watch how new buildings nearby change the approach roads. Walk the lanes around the plot on a school-day morning too. With only two towers and 306 homes, the gate should not be crowded, but ask where it opens and how visitors will park.

Prestige Marathahalli-Whitefield has five plans, and all are open for booking. Sizes are quoted as built-up area; carpet areas have not been published, so ask for them.

The 3 BHK, with three bathrooms, comes in three sizes: about 1,773 sq ft from Rs. 2.65 Crore, about 1,788 sq ft from Rs. 2.75 Crore, and about 1,818 sq ft from Rs. 2.80 Crore. A 3.5 BHK of about 1,962 sq ft starts at Rs. 3 Crore. The 4 BHK, with five bathrooms, is about 2,616 sq ft and starts at Rs. 4 Crore. That puts the smallest plan at about Rs. 15,000 per sq ft and the largest at about Rs. 15,300.

Because the homes are under construction, GST is charged on the construction part of the price. Stamp duty and registration apply on every purchase. Ask for a cost sheet that lists:

• Base rate and the area it is charged on
• Floor-rise and facing premiums for your unit
• Car parking and the number of bays included
• Clubhouse fee, maintenance deposit and advance maintenance
• GST as its own line
• Stamp duty and registration on the full value

Prestige Marathahalli-Whitefield has no RERA registration number on record yet. Ask the developer for it before you pay any booking amount, and look it up on the Karnataka RERA website, rera.karnataka.gov.in. The entry carries the completion date the developer has committed to, and the quarterly progress it reports.

At the booking stage, ask for:

• The RERA registration certificate
• The sanctioned building plan showing your tower and unit
• Title documents and an encumbrance certificate for the 6.58 acres
• A draft agreement for sale with the handover date and penalty terms
• The payment schedule linked to construction stages

Read the agreement for what happens if handover slips past December 2027, and what the developer pays you if it does. Keep receipts for every instalment. If a bank is funding your purchase, it will run its own check on the title and approvals, which is useful but does not replace your own.

At handover, collect the occupancy certificate for your tower, register the sale deed in your name and apply for the khata transfer.

Prestige Marathahalli-Whitefield is compact: two towers of 17 floors on 6.58 acres, with the shared facilities serving both. Ask for the sanctioned site plan to see how close the towers stand to one another, and which homes look out over the gardens rather than into the other block. Any images you are shown are renders as planned by the developer.

The clubhouse is large for a project of this size, at 25,000 sq ft. A morning here could start with the gymnasium or a swim, and end with a circuit of the jogging and cycling track. Children have a play area outdoors, and a creche is planned for younger ones while parents work. Several sports courts and an indoor games area cover the rest of the week.

Evenings have options too. There is a steam room and sauna for winding down, a mini theatre for films, and an amphitheatre for community events. Birthdays and family gatherings can use the multipurpose party area, and landscaped gardens run between the towers. Ask which of these will be ready at handover and which will follow, and what the maintenance charge is likely to be once they run.
