Prestige Meridian Park

Prestige Meridian Park has its postal address at Marathahalli-Sarjapur Road, Yamare Village, Bengaluru 562125. Yamare lies on the outer stretch of the Sarjapur Road corridor, further from the city centre than the older layouts near Marathahalli. This belt has grown quickly with large apartment campuses over recent years, and it is still filling up.

Most residents here commute along Sarjapur Road, which gets heavy at peak hours. The developer has not published distances to tech parks, schools, hospitals or stations, so we do not quote any. Drive from the gate to your office on a weekday morning at your normal hour, and back again in the evening, before you commit.

With 2,900 homes on one site, the gates matter as much as the main road. Ask how many entry and exit points the campus has, which roads they open onto, and how long the morning queue gets. Check how far the tower you are considering is from the main gate, since in a campus this size the walk can be long. Find the nearest grocery, pharmacy and school too, and test whether they can be reached without a long drive.

Prestige Meridian Park was built in four plans, all quoted as built-up area. The 2 BHK is about 1,245 sq ft, the smallest home on the campus. The standard 3 BHK, with three bathrooms, is about 1,629 sq ft. Two bigger 3 BHK plans measure about 1,851 sq ft and 1,865 sq ft, a difference small enough that the two should sell at almost the same price. Carpet areas have not been published.

Every plan has sold out with the developer, so what you pay is set by the seller. Compare several flats of the same plan, and weigh tower, floor and facing before you judge an asking price. A high floor facing open ground and one facing the next tower are different homes, even on the same plan.

The building is finished, so no GST applies on a resale with an occupancy certificate. Stamp duty and registration are due on the sale value. Before agreeing a price, ask the seller for:

• The exact plan, tower, floor and facing of the flat
• Car parks allotted, with their numbers
• Maintenance paid to date and any arrears
• The residents' association transfer fee
• The outstanding amount on any home loan

Prestige Meridian Park has no published RERA registration number. Ask the seller or the developer whether one was issued and look it up on the Karnataka RERA website, rera.karnataka.gov.in. For a finished building bought on resale, the documents below matter more.

Ask the seller for:

• The occupancy certificate for the tower the flat is in
• The sanctioned building plan showing the unit
• The seller's registered sale deed
• Khata in the seller's name and the latest property tax receipt
• An encumbrance certificate for the flat
• A no-dues letter from the residents' association

In a campus of 16 towers, handover can run tower by tower, so check that the certificate you are shown covers the tower you are buying in. If the seller still has a home loan, the bank must release the original documents and issue a closure letter before registration.

On the day of sale, the sale deed is registered in your name. Then apply for the khata transfer, and update the electricity and water accounts with the association.

Prestige Meridian Park places 16 towers of 31 floors on 18 acres, with 2,900 homes between them. That is a tall, dense layout, and where your flat stands within it matters. Ask for the site plan and see which towers face open ground, which face each other, and which lie close to the boundary or the main internal road.

The developer has not published a list of shared amenities for this project. So instead of relying on a brochure, walk the campus and list what is actually built and running: the clubhouse, pool, gym, courts and play areas. Note how busy each one is at the hours you would use it, and how well it is kept.

A few things are on paper. Every tower has lifts, the campus has round-the-clock security with an intercom, and cameras cover key points. Rainwater harvesting drain pipes are part of the plan. With 31 floors and many homes per tower, ask how many lifts serve your tower and what the wait is at 9 am. Also ask the residents' association for the monthly maintenance charge and what it covers.
