Prestige Park Square is a completed apartment project by Prestige Group on Bannerghatta Road, south Bangalore, with handover from September 2021 onwards. It offers 2 BHK and 3 BHK homes, but the developer has sold every unit, so any home you buy here will come from an owner, not from Prestige Group. It suits buyers who want a finished flat at the southern end of Bannerghatta Road, a few minutes from where NICE Road crosses it. The talk is of resale price and paperwork, not a launch offer.
Construction is complete, and handovers began in September 2021. That means the towers, the clubhouse and the grounds are real and can be inspected. You are not buying a render. You can see how the building has aged, talk to people who already live there and check how the association runs the place before you commit.
The community spreads over 8 acres in Gottigere and holds 586 apartments in 3 towers of 27 floors. Six layouts were built. The single two-bedroom plan measures about 1,115 sq ft. The 3 BHK plans start near 1,348 sq ft with two bathrooms and reach 1,600 sq ft with three, while the top plan, at about 1,771 sq ft, includes staff quarters. With no developer price in play, the rate you pay depends on the seller, the floor and the condition of the flat.
This suits a family that wants to move in soon, prefers a large gated campus with a full clubhouse and is happy to deal with an individual owner. It also suits someone who works along Bannerghatta Road or the NICE Road belt. Look elsewhere if you want a builder payment plan, a brand-new unfinished home to customise, or a flat larger than about 1,771 sq ft. A four-bedroom buyer will not find a plan here.

Getting around from Prestige Park Square
Prestige Park Square has its gate on Bannerghatta Road at Gottigere, a short distance from the NICE Road junction. That junction is the useful part. NICE Road gives you a route around the south of the city without crawling through the inner areas, while Bannerghatta Road itself carries you north towards JP Nagar, BTM Layout and Jayanagar.
The stretch has been reworked with flyovers, underpasses and wider carriageways, which helps at signals but does not remove peak-hour traffic. Drive your office route at the hour you would actually leave, in both directions, before you decide.
Daily errands stay close. Gopalan Mall and Royal Meenakshi Mall are nearby for shopping and a film on the weekend. For medical needs, both Apollo and Fortis run hospitals serving this part of the road. The IIM Bangalore campus is in the same belt, as is the Rajiv Gandhi College of Nursing, which keeps the area busy with students and staff.
The developer has not published exact distances to any of these places, so we do not quote them. Ask the seller how long the school run and the commute really take, since people who have lived here for a few years will know.
Homes and prices at Prestige Park Square
Prestige Park Square is sold out in every home, so this is a guide to what was built and what to check on resale. There are six plans, quoted as built-up area. The only 2 BHK measures about 1,115 sq ft. Among the 3 BHK plans, the two-bathroom versions come in at about 1,385 or 1,348 sq ft, and the three-bathroom versions at about 1,600 or 1,596 sq ft. The biggest plan, about 1,771 sq ft, adds a staff room.
Carpet areas have not been published. Ask the seller for the carpet figure from the sale deed, as two flats with the same built-up area can feel quite different inside. The developer no longer lists prices, so compare recent sales in the same tower and floor band.
A finished resale flat carries no GST. You pay stamp duty and registration on the sale value, and the society may charge a transfer fee. Before you agree a figure, ask for:
- The agreed price and the area it is based on
- Number of car parking bays that come with the flat
- Any unpaid maintenance or sinking fund dues
- Society transfer fee and deposit
- Stamp duty and registration on the full value
- Cost of any repairs the flat needs before you move in
Paperwork and approvals for Prestige Park Square
Prestige Park Square is shown as approved by BBMP/BDA. The developer has not published a RERA number. You can search the Karnataka RERA portal (rera.karnataka.gov.in) by project name for an entry. For a finished resale home, though, the key papers come from the seller and the civic body.
Resale buyers take on the history of the flat, so read the chain of documents before you pay an advance. Ask the seller for:
- The occupancy certificate for the tower
- The approved building plan showing the unit
- The seller's registered sale deed and the original agreement with the developer
- An encumbrance certificate covering at least the last 13 years
- The khata in the seller's name and recent property tax receipts
- A no-dues letter from the residents' association
- A loan closure letter if the flat was bought on a home loan
If you are taking a home loan, your bank will run its own legal check, which is a useful second opinion. At registration, you sign the sale deed with the seller at the sub-registrar's office. After that, apply to move the khata and the electricity account to your name.
Living at Prestige Park Square
Prestige Park Square has 3 towers of 27 floors on 8 acres, with the clubhouse, courts and gardens shared by all 586 households. The layout is set out in the developer's master plan, and because the project is finished, you can walk it rather than rely on drawings. The share of open space has not been published, so judge it on a site visit.
An early start might mean a run on the jogging trail or a ride on the cycling route, then laps in the swimming pool. The gymnasium and health club cover the rest of a workout, and the steam room, sauna and spa help afterwards. Racket players get an indoor squash court and a tennis court, and there is a basketball court for younger residents.
Rainy afternoons move indoors to the games room, billiards and table tennis. Children have their own play areas, and the landscaped gardens give parents a place to relax while they watch. For birthdays and festivals, there is a party area, and larger gatherings can use the open amphitheatre.
Since the facilities are already running, ask the association which ones are open, how bookings work and what the monthly maintenance charge is. A clubhouse this size costs money to keep up, and that cost comes to you.
