Prestige Pine Forest stands at Pattandur Agrahara, pincode 560066, on a road leading off ECC Road on the Whitefield side. This part of East Bangalore grew around its IT parks, so for many buyers the daily drive to work is a local trip rather than a crossing of the city.

If your office is further out, the Outer Ring Road is reachable by road, though traffic between Whitefield and the ring road is heavy at peak hours. Try the run at the time you would actually leave home, and again on the way back, before you commit.

Daily life is well served. Schools, hospitals, malls and neighbourhood shops are spread across Whitefield, so groceries, a doctor's visit or a weekend outing rarely mean a long journey. The developer has not published distances to named schools, hospitals, offices or stations, so we do not quote any here.

Walk the approach road from ECC Road at a busy hour. Check its width, the state of the footpath and how easily cars enter and leave, because 316 households will use the same gate. Ask a local resident how long the school run takes; that answer is often more useful than a map.

Prestige Pine Forest offers seven layouts, quoted as built-up area, with starting prices that vary by floor and facing:

• 3 BHK and home office, about 2,757 sq ft: Rs. 3.75 to 3.93 Crore
• 3 BHK and home office, about 2,796 sq ft: Rs. 3.80 to 4.01 Crore
• Plain 3 BHK, about 3,121 sq ft: Rs. 4.16 Crore onwards
• 3 BHK, office and studio, about 3,160 sq ft: Rs. 4.25 to 4.54 Crore
• 3 BHK, office and studio, about 3,235 sq ft: Rs. 4.35 to 4.76 Crore
• 4 BHK with office and staff room, about 3,540 or 3,556 sq ft: up to Rs. 5.17 Crore

On the entry plan, the rate is about Rs. 13,600 per sq ft. Carpet areas have not been published, so ask for them. Because the homes are still being built, GST applies, and stamp duty and registration come on top.

Your cost sheet should list:

• Base price for your floor and facing
• Car parking charge
• Clubhouse membership and maintenance deposit
• Charge for full diesel backup, which is extra
• GST on the price
• Stamp duty and registration

Prestige Pine Forest has no RERA registration number published for this project. Since the towers are still being built, the project should be registered, so ask Prestige Group for the number. Then search for it on the Karnataka RERA portal at rera.karnataka.gov.in, where you can see the promoter, the approved plan and the declared completion date.

Compare that completion date with the December 2028 possession date you are quoted. If they differ, the date in the RERA entry is the one to hold the developer to. The portal also carries quarterly progress updates, which help you track construction before each payment.

Before you pay the booking amount, ask for:

• The RERA registration certificate
• The sanctioned building plan for your tower
• Title documents and an encumbrance certificate for the 9-acre land
• The khata for the land
• A draft agreement for sale giving your carpet area, the payment schedule and the handover date

If you take a home loan, your bank will review the same papers. At handover, insist on the occupancy certificate for your tower before moving in. Then register the sale deed and apply to transfer the khata to your name.

Prestige Pine Forest is planned as 4 towers of 14 floors on 9 acres, with the clubhouse, courts, pet park and gardens between them. With 316 households on that much land, the grounds should feel roomy rather than crowded. The developer has not published the share kept as open space, so ask for the sanctioned site plan. Any images you see are renders as planned by the developer.

A morning could start with a class in the yoga studio or a few rounds of the jogging track, then a session in the gymnasium or a swim. Children head for the kids' play area, while dog owners get a dedicated pet park, which is less common than it should be.

After work, the multiple sports courts cover a game with friends, and the indoor games area takes over on rainy evenings. Weekends can mean a film in the mini theatre, a birthday in the party area, or simply a walk through the landscaped gardens.

Because construction is still going on, ask which facilities will be ready at the first handover and which come later. Also ask how the clubhouse will be run and what the monthly maintenance charge is expected to be, since large homes carry large maintenance bills.
