Prestige Serenity Shores

Prestige Serenity Shores sits at Gunjur Village, beside the Marathahalli-Sarjapur road, in pincode 560087, on the eastern side of Bengaluru. The developer places it in the wider Whitefield area. It has not published distances to offices, schools, hospitals or metro stations, so you will not find any figures here.

Your daily routine will depend on where you work. A main road at the doorstep makes it easy to get onto a bus or into a cab, but it also brings traffic and noise at rush hour. Drive to your office on a working morning, then make the return trip in the evening, and time both. Repeat the exercise for the school run if you have children.

Inside the site, 657 homes will share the gates and driveways, so ask how many entry and exit points there will be and where they open onto the road. Check how many parking bays each plan gets and where visitors will park. If you are choosing a tower, ask which ones face the main road and which face inward. The road-facing side may be louder, while the inner towers could look onto the gardens.

Prestige Serenity Shores lists thirteen plans, all by built-up area. The 2 BHK homes measure about 1,260, 1,271 and 1,283 sq ft, each with two balconies, from Rs. 1.35 Crore to Rs. 1.41 Crore. The 3 BHK Classic is about 1,399 or 1,435 sq ft, from Rs. 1.50 Crore. Premium plans of about 1,699 and 1,725 sq ft start near Rs. 1.81 Crore. The Royale, with a home office, runs about 1,981 to 2,010 sq ft from Rs. 2.11 Crore. The two 4 BHK plans, about 2,667 and 2,712 sq ft, start at Rs. 2.86 Crore.

On the entry plan the rate works out to about Rs. 10,700 per sq ft, and the largest home lands at much the same figure. Carpet areas are not published, so ask for them. As an under-construction home, you pay GST on top, plus stamp duty and registration. Ask for a cost sheet that lists:

• Base price per sq ft and the area it is charged on
• Floor-rise and facing charges for your unit
• Car parking and how many bays come with the plan
• Clubhouse fee and the maintenance deposit
• Power backup charges for the flat
• GST, stamp duty and registration as separate lines

Prestige Serenity Shores has no RERA number on public record yet. Ask Prestige Group for it before you pay any booking amount. Then look it up on the Karnataka RERA website (rera.karnataka.gov.in) and check the declared completion date, the approved plan and the quarterly progress reports.

Because the towers are still being built, your paperwork now is about protecting your money until handover. Ask for:

• The RERA registration certificate for your tower's phase
• The sanctioned building plan, with your unit marked
• Title documents and an encumbrance certificate for the 12 acres
• The draft agreement for sale, with the handover date and the delay penalty
• A payment schedule linked to construction stages, not calendar dates
• The name of the bank holding the project's escrow account

Read the agreement for how the specifications, the carpet area and the parking allotment are recorded. At handover, from 2027 onwards, collect the occupancy certificate for your tower, a registered sale deed in your name and the khata. Do not take keys until the occupancy certificate has been issued.

Prestige Serenity Shores places four 26-floor towers on 12 acres, with the shared facilities on the ground between them. The developer has not published how much of the land stays open. Ask for the sanctioned layout and see where the clubhouse, pool and gardens lie in relation to the tower you like. All images shown are renders, as planned by the developer, until the site is built.

A morning could start on the jogging track or on the yoga lawn, which is also set aside for group activities. The gymnasium and the health centre are there for a longer workout, and the swimming pool for a cooler one. After school, children have a play area, and older ones can take to the sports courts.

The clubhouse holds an indoor games zone for rainy afternoons. Birthdays and get-togethers can move to the multipurpose party area rather than a crowded living room. Retail spaces within the community should cover small daily purchases. Landscaped gardens will fill much of the open ground. With several hundred households sharing these spaces, ask how the pool and courts will be booked at weekends. Also ask which facilities will open with the first tower and which will wait for the last.
