Prestige Suncrest Apartments stands at Krishtal Pack on Jigani Road, pincode 560099, in the Electronic City area of south Bengaluru. Electronic City is a long-standing technology hub, and many IT firms have offices here. For anyone working in those campuses, the daily commute could be short. Schools, hospitals and shops are already available around the area.

Trips into the city run along the elevated expressway over Hosur Road, or the road beneath it. Jigani lies further out along the same road the project faces. The developer has not published distances or travel times, so test the routes yourself. Drive to your office at your usual hour, try the return in the evening, and time the school run.

Two towers with 437 homes will put a fair number of cars on the approach road each morning. Ask where the gates open onto Jigani Road, and how the entry copes with peak traffic. Check how many parking bays each plan includes and where visitors will park. If you want a quieter flat, ask which tower faces the road and which one looks into the site.

Prestige Suncrest Apartments launched six plans, all quoted as built-up area. Four of them are sold out: single-bedroom homes of about 661 or 691 sq ft, a 2 BHK of about 1,222 sq ft, and a two-bathroom 3 BHK of about 1,452 sq ft. Two plans are still offered: a three-bathroom 3 BHK of about 1,757 sq ft, and the same layout plus a home office, about 1,953 sq ft in all.

The first is priced from Rs. 1.89 Crore and the second from Rs. 2.10 Crore. Both work out to about Rs. 10,800 per sq ft. Carpet areas are not published, so ask for them in writing. As the flats are under construction, GST is added, along with stamp duty and registration. Ask for a cost sheet that lists:

• Base rate per sq ft and the area it is charged on
• Floor-rise and facing premiums in a 26-floor tower
• Car parking and the number of bays included
• Clubhouse charges and the maintenance deposit
• Power backup for the flat, which is billed extra
• GST, stamp duty and registration on separate lines
• The payment schedule linked to construction stages

Prestige Suncrest Apartments has no RERA number on public record yet. Ask Prestige Group for it before paying anything, and check it on the Karnataka RERA website (rera.karnataka.gov.in). The entry records the declared completion date, which you can hold against the September 2028 handover promise.

With the towers still being built, your paperwork protects the money you pay before the flat exists. Ask for:

• The RERA registration certificate
• The sanctioned building plan, with your flat marked on it
• Title documents and an encumbrance certificate for the 6 acres
• The draft agreement for sale, stating the handover date and the delay penalty
• A payment plan tied to construction stages
• Details of the escrow account the payments go into

Check how the agreement records the carpet area, the parking allotment and the specification brands. At handover, take the occupancy certificate for your tower before you accept the keys. Then register the sale deed in your name and apply for the khata. Keep receipts for every instalment and every tax payment.

Prestige Suncrest Apartments places two 26-floor towers on 6 acres, with the clubhouse, pool and gardens on the ground around them. How much of the land stays open has not been published, so ask for the sanctioned site plan. All images are renders, as planned by the developer, until the towers rise.

A weekday might begin on the jogging track or in the yoga zone before work. The gymnasium is there for a longer session and the swimming pool for a swim. Dog owners get their own space in the pet park, which is less common than it should be in high-rise projects.

After school, children have a play area and sports courts. Weekends can include a film in the mini theatre, a round in the indoor games zone or an appointment at the salon and spa. The party area takes birthday gatherings out of the flat. Retail spaces within the site should cover small daily purchases. Landscaped gardens will fill the ground between the two towers. Ask which facilities will be ready at the first handover, and what the monthly maintenance is expected to be.
