Prestige Sunrise Park

Prestige Sunrise Park has its address in Phase 1 of Electronics City, pincode 560100, in the south of Bengaluru. The community has been lived in since 2017, so the shops, services and bus routes around it are part of daily life rather than promises. The developer has not published distances to offices, schools, hospitals or stations, so no figures appear here.

For many residents, the main appeal is living close to the Electronic City office campuses. If you work there, test the walk or the short drive from the gate to your building at the start of a working day. If your office is elsewhere in the city, drive the full route in the morning and evening rush and time both trips.

With 1,910 homes, the gates get crowded at peak hours. Ask current residents how long it takes to leave the campus at 8.30 am, and whether school buses enter the site. Check how many parking bays come with the flat you are viewing and where guests park. Ask too which towers are nearest the gates, since those may be more convenient but also noisier.

Prestige Sunrise Park was built in thirteen plans, all quoted as built-up area. The smallest home, a 1 BHK, is about 785 sq ft; a 1.5 BHK measures about 1,007 or 1,039 sq ft. Two-bedroom homes measure about 1,108, 1,211 or 1,240 sq ft. The 2.5 BHK has five variants between about 1,335 and 1,431 sq ft, and the 3 BHK is about 1,571 or 1,615 sq ft. Ask the seller for the carpet area shown in the sale deed.

With the developer sold out, an owner sets the price, so compare recent resale deals for the same size in the same tower. Floor and facing change value, and so does the flat's condition. Check for damp near bathrooms and balconies, test the sliding doors and plumbing, and ask whether any internal walls were altered.

No GST applies on a resale flat with an occupancy certificate. Stamp duty and registration are charged on the full sale value. Ask the seller for a statement that shows:

• The agreed price and what it includes, such as parking and fittings
• Stamp duty and registration on that price
• The association's transfer fee
• Any pending maintenance dues, to be cleared before registration
• The maintenance deposit that moves to your name

Prestige Sunrise Park does not carry a published RERA registration number. You can still search for it on the Karnataka RERA website (rera.karnataka.gov.in) by project name. For a flat that has stood finished for years, the completion papers and the seller's title are the documents that protect you.

On a resale you need to show that the tower was built with approval and that the seller owns the flat without any claims on it. Ask for:

• The occupancy certificate for the tower
• The approved building plan
• The seller's registered sale deed and the earlier title documents
• The khata in the seller's name and recent property tax receipts
• An encumbrance certificate for at least the last 13 years
• A no-dues letter from the owners' association
• A loan closure letter if the flat was mortgaged

Have a property lawyer check the full set before you sign an agreement or pay an advance. At registration, the sale deed is executed in your name. After that, move the khata, the electricity meter and the association membership over to you.

Prestige Sunrise Park arranges 14 towers, each 18 storeys tall, across 25 acres, with the clubhouse, courts and gardens shared by every household. Ask for the layout plan and find the tower you are offered on it. Note whether it faces the gardens, the sports area or the boundary, and how far it is from the clubhouse.

Mornings can open with laps of the jogging track, a session in the gymnasium or a swim in the pool. Tennis and basketball courts take over in the evenings, and table tennis and the games room keep the indoor crowd busy. Younger children have a play area, while their parents walk the landscaped gardens.

For slower hours there is a spa and sauna in the clubhouse. The amphitheatre can host festival gatherings and community events across all 14 towers. Because the project is finished, you can inspect each facility and judge how well it has been kept since 2017. Find out from the association what residents pay each month for upkeep, how large its reserve fund is and which big repairs are coming. Also check whether the pool and courts need advance booking at weekends.
