Prestige Waterford

Prestige Waterford stands on ECC Road at Pattandur Agrahara in Whitefield, pincode 560066. The developer has not published distances to tech parks, metro stations, schools or hospitals, so none are listed here. Whitefield traffic changes sharply by hour and direction, so your own timing on a normal weekday tells you more than any claim.

Start at the gate at the hour you would leave for work and follow your real route, then come back in the evening peak. If children are part of the plan, do the school run as well and note where the buses stop.

On foot, find out what you can reach: a grocery, a pharmacy, a place to eat. The project lists retail spaces inside the campus, so ask which shops are open today. With 689 households using the same gates, watch the queue of cars at nine in the morning. Ask how many parking bays come with the flat you are viewing, and where guests park.

Prestige Waterford was built in two home types, both measured as built-up area. Three-bedroom flats come in five plans of about 1,694, 1,775, 1,778, 1,785 and 2,027 sq ft. Four-bedroom flats are about 2,525 or 2,555 sq ft. Carpet areas have not been published, so take that figure from the seller's sale deed.

Prestige Group has sold out, and the price you pay is set by negotiation with an owner. A completed home sold on resale attracts no GST. Stamp duty and registration fall on the full sale value, and your lender will do its own valuation, which can come in below the asking price. Ask the seller to put these in writing before you offer:

• Carpet and built-up area as in the sale deed
• Tower, floor and facing
• Covered parking bays conveyed with the flat
• Maintenance per month and dues to date
• Association transfer charges and any corpus fund
• Outstanding home loan and the lender's closure letter

Prestige Waterford has no RERA number on file. Search it by name on the Karnataka RERA website (rera.karnataka.gov.in); an entry, if there is one, shows the completion date the promoter declared. For a resale of a finished home, the building's own certificates matter most. Ask for:

• Occupancy certificate for the seller's tower
• Sanctioned building plan showing the unit
• The seller's registered sale deed, plus the original agreement with Prestige
• Khata in the seller's name with the latest tax receipt
• Encumbrance certificate for the full period of the seller's ownership
• No-dues certificate from the association

Handovers started in December 2023, so ask your lawyer to confirm that the seller's khata has actually been issued before the sale deed is registered in your name. After registration, move the khata, power and water accounts to you.

Prestige Waterford has five towers on 16.6 acres, which leave room for a good deal of shared space. The developer has not published the open-space share, so walk the site with the sanctioned plan in hand. Treat any images as renders as planned by the developer unless you can see the space built.

Mornings could start on the jogging and skating track, followed by the gym or a swim. Evenings bring children to the play area and the skating track, while adults head for the tennis court and the other sports courts. The games room fills wet afternoons, and the health centre is part of the same set of facilities.

Weekends move to the clubhouse and the party area for birthdays and get-togethers, and to the landscaped gardens for a slow walk. For small errands, the retail spaces on site save a drive out. Since the facilities are new, ask the association which are fully running, how bookings work, and what your monthly charge will be.
