Prestige White Meadows

Prestige White Meadows has its address at Sathya Sai Layout, Whitefield, on Sai Layout Road, pincode 560066. Whitefield began as a village. Chamaraja Wodeyar, then Maharaja of Mysore, gave land here to European and Anglo-Indian settlers for homes and farms, and it stayed rural until the IT growth of the late 1990s.

Today it is one of the city's main technology districts, with offices of Wipro, Dell and IBM. The developer has not published distances to those offices, to stations or to schools, so none are quoted here.

For an independent house, the approach road matters as much as the commute. Drive in at the morning and evening peaks and check how easily a large car turns into the lane. Walk the internal roads to see how far your bungalow is from the gate and the clubhouse. Then time the trip to your office, your children's school and the nearest hospital on a normal weekday.

Prestige White Meadows lists one home type: an independent five-bedroom bungalow measuring about 11,567 sq ft, quoted as built-up area. It starts at Rs. 15 Crore. At that price and size the rate is about Rs. 13,000 per sq ft, against a listed Rs. 13,215; ask which one your cost sheet uses. Plot area and carpet area have not been published, so ask for both.

The project is complete, so a bungalow with its occupancy certificate carries no GST. Stamp duty and registration are due on every purchase, and on a Rs. 15 Crore house they add up to a large sum, so budget for them early. Payment is not tied to construction stages. Ask for a cost sheet listing:

• Built-up, carpet and plot area for the exact house
• Base price and any premium for position or garden size
• Clubhouse membership and maintenance deposit
• Sanctioned power load and DG backup charges
• Stamp duty and registration on the full value
• Which kitchen fittings and appliances are included

Prestige White Meadows records BBMP/BDA approval in its listing, though no RERA number has been published. Search the project on the Karnataka RERA website (rera.karnataka.gov.in) to see whether an entry exists, and ask Prestige which authority sanctioned your bungalow's plan. For a finished independent house, ask to see:

• Occupancy certificate for the bungalow or its phase
• Sanctioned plan from BBMP or BDA showing the house and plot
• Title documents and encumbrance certificate for the land
• Draft sale deed conveying the house with its land share
• Khata and the latest property tax receipt

A lawyer should read the whole set before you pay any booking amount. If you buy from an existing owner rather than the developer, add the seller's registered deed and a no-dues letter from the association. At handover, register the sale deed, then move the khata and utility accounts into your name.

Prestige White Meadows is planned as one community across 28 acres with shared grounds, rather than houses on scattered plots. The open-space share has not been published, so walk the site with the master plan and see where the bungalows, the clubhouse and the gardens are placed. Treat images as renders as planned by the developer.

A day here can start on the jogging track or in the gymnasium, followed by a swim. Children have a play area, while older ones take the tennis court and the other sports courts. The games room and the community hall host rainy afternoons and residents' events.

For errands and a coffee, the campus has retail spaces, a cafeteria and a coffee shop, so a short walk replaces a drive. There is a health centre too. Evenings end in the landscaped gardens or at the party area. Ask the association what the monthly charge is for a bungalow, and which facilities are open to every resident.
