This is an older, built-up part of the city, so markets, clinics and bus routes are already around you rather than planned for later. City living shortens errands and lengthens drives. Many daily needs may be a short walk or auto ride away, while the office commute runs through busy streets. Try your route to work at the normal hour and the ride home in the evening, and time the school run if you need it.

A main-road address also brings traffic noise. Visit once in the morning peak and once late at night, and listen from the flat you are offered. With 166 households on 1.5 acres, ask how parking is arranged, how many bays come with the flat, and where visitors leave their cars.

• Khata in the seller's name and the latest tax receipt
• Encumbrance certificate for the seller's period of ownership
• No-dues letter from the residents' association

Handovers began in March 2022, so confirm that the seller's khata has actually been issued. A property lawyer should review the set before you pay an advance. After the sale deed is registered in your name, transfer the khata and the utility accounts to your name.

Prestige Woodland Park has two blocks on 1.5 acres, which make it a close-knit place, with the shared spaces fitted around the buildings. The open-space share has not been published, so walk the grounds and see how much room the pool, courts and garden actually have. Treat images as renders as planned by the developer.

A morning could begin on the jogging track, in the gym or at the health club, with a swim to finish. Children have a play area, and the sports courts serve older ones after school. The games room keeps rainy afternoons busy.

The clubhouse and the party area host birthdays and neighbours' get-togethers, and the landscaped gardens give a quiet corner for an evening walk. Retail spaces on site can cover small errands. Ask the association what each owner pays per month; with fewer homes sharing the upkeep, the charge per flat can be higher than in a large campus.
