Puravankara Sound of Water stands off Bannerghatta Road, on Begur Hobli Road at Kammanahalli Village, pincode 560076. The full address also names Eagle Ridge and Chikkakammanahalli, which helps when you give directions to guests and delivery drivers. This is the southern stretch of Bannerghatta Road, well away from the older city centre.

Bannerghatta Road is the main artery you will use to reach the rest of Bangalore, so the evening drive home from work is the journey to test. The developer has not published distances to any office, school, hospital or station, and we do not guess them. Drive from the gate to your workplace at peak hour, and do the school run once, before you decide.

Check how the approach from the main road copes at school and office hours, and whether the link road is paved and lit after dark. In a completed project you have one advantage over buyers of new launches: neighbours. Ask a few residents how long their daily trips take and where they shop, since that is the most honest answer you will get.

Puravankara Sound of Water has only villas, each with a servant's room. The three-bedroom plan comes in three built-up sizes, about 3,315, 3,629 and 4,485 sq ft, and the four-bedroom plan is about 5,516 sq ft. Carpet areas and the land area under each villa have not been published, so ask for both.

Starting prices are Rs. 3.47 Crore, Rs. 3.80 Crore and Rs. 4.69 Crore for the three-bedroom sizes, and Rs. 5.76 Crore for the four-bedroom villa. Each plan works out to about Rs. 10,400 to Rs. 10,500 per sq ft. A finished villa with its occupancy certificate carries no GST, while stamp duty and registration apply to every purchase. Ask for a cost sheet or seller statement that shows:

• Built-up area, carpet area and land area of the villa
• Rate per sq ft and what it covers
• Clubhouse membership and any transfer fee
• Maintenance deposit and any dues pending on the villa
• Stamp duty and registration on the full value

Puravankara Sound of Water has no RERA number published by the developer, and handovers began in 2019. Ask Puravankara whether it was registered and, if so, look it up on the Karnataka RERA website (rera.karnataka.gov.in). For a finished villa, though, the documents on the ground count most.

Before you pay an advance, ask for:

• The occupancy certificate for the villa or its phase
• The approved building plan and the layout plan showing your villa
• Title documents and an encumbrance certificate for the land
• Khata in the seller's or developer's name, with the latest tax receipt
• A no-dues letter from the residents' association

A completed villa is bought on a sale deed, which transfers the land under the house along with the structure. At handover, register the deed, move the khata to your name and pay the next property tax. On a resale, check that the seller's own sale deed matches the villa number and boundaries.

Puravankara Sound of Water lays out 207 villas on 19.5 acres around shared facilities rather than stacked in towers. The developer has not published the share of open space, so ask for the approved layout and see where your villa falls against the roads, the clubhouse and the gardens. Any renders you are shown are as planned by the developer; here you can compare them with what was actually built.

A day could begin on the jogging track or in the gymnasium, followed by a swim in the clubhouse pool. The basketball court, the other outdoor courts and table tennis give teenagers and adults something to do after school and work. Younger children have a play area, and the games room covers rainy afternoons.

Evenings drift towards the landscaped gardens, and the party area takes birthdays and family events. Retail spaces inside the community can cover small daily purchases. Because residents have lived here since 2019, ask the association what the maintenance charge is, what shape the pool and clubhouse are in, and whether any major repairs are planned.
