Purva Atmosphere

Purva Atmosphere stands in Thanisandra Village, pincode 560077, on the north side of Bangalore. The area has been filling up quickly with homes. Expect new towers, new shops and more traffic around you each year.

Your main routes out run towards Hebbal, towards Hennur Road and onto the road to the airport. The developer has not published distances or drive times to offices, schools or the airport, so we quote none. If you work across town, drive the route at your real office hour, and come back in the evening rush too, before you decide.

With 939 homes in three 34-storey towers, the gate will be busy at school and office hours. Ask how many entry and exit points the project has, how visitor parking is handled, and how many parking bays come with your flat. Walk the nearby lanes one evening to see what daily shopping you can reach on foot.

Purva Atmosphere was built in three layouts, all quoted as built-up area. Sizes run from roughly 1,330 sq ft for the Comfort to roughly 2,004 sq ft for the Grand, with the four-bedroom plan at roughly 2,420 sq ft. The four-bedroom homes have all gone, so only the two three-bedroom plans are on offer. Carpet areas have not been published, so ask for them.

Entry prices are Rs. 2.70 Crore for the Comfort and Rs. 3.15 Crore for the Grand. That puts the smaller plan at about Rs. 20,300 per sq ft and the larger at about Rs. 15,700, which is unusual, so ask the developer to confirm both figures in writing. A finished home with its occupancy certificate carries no GST; stamp duty and registration apply to every purchase. Ask for a cost sheet that shows:

• Base rate per sq ft and the area it is charged on
• Floor-rise and facing premiums in a 34-floor tower
• Car parking and the number of bays included
• Clubhouse membership and the maintenance deposit
• Stamp duty and registration on the full value

Purva Atmosphere has no RERA number published by the developer. Ask Puravankara for it and check the entry on the Karnataka RERA website (rera.karnataka.gov.in), which also shows the declared completion date. Since possession runs from March 2025 onwards, confirm that your tower has its occupancy certificate.

For a completed flat, ask for:

• The occupancy certificate for your tower
• The approved building plan showing your unit
• Title documents and an encumbrance certificate for every survey number in the address
• Khata for the building and the latest tax receipt
• A draft sale deed with the unit number, area and parking

A finished home is bought on a sale deed, not an agreement for sale. At handover, register the deed, get the khata moved to your name and pay the first property tax. Keep the possession letter and the maintenance agreement with the association on file.

Purva Atmosphere has three 34-storey towers sharing 13 acres, with the clubhouse, courts and gardens laid out for all 939 homes. The developer has not published the share of open space, so ask for the approved site plan to see how the towers and the green areas are arranged. Images you are shown are renders as planned by the developer; the project is complete, so compare them with what was built.

A morning could start on the jogging track, move to the gymnasium and end with a swim. After work, the basketball court and the other outdoor courts draw the energetic crowd, while the spa and sauna are there for winding down. Children have a play area, and table tennis and the games room fill the indoor hours.

Weekends lean towards the landscaped gardens, and the party area takes birthdays and family gatherings. With so many households sharing one clubhouse, visit at a busy hour to see how crowded the pool and gym get. In a 34-floor tower, also ask how many lifts serve each core and how long the peak-hour wait is.
