Purva Codename Bliss stands on Huskur Road, Electronic City Phase II, pincode 560099, near Hebbagodi. This is the southern side of Bangalore, in the Hosur Road belt. If you work in one of the Electronic City office campuses, the daily trip should be short.

You will also be close to Bommasandra and Chandapura, and Hosur Road links you to the rest of the city. The developer has not published distances or drive times to any office, school, hospital or station, so we give none. Drive the route to work at your usual hour, and try the return trip too.

Around Electronic City you already have schools, hospitals and shops. Once three 30-floor towers are occupied, the gate on Huskur Road will be busy at peak hours, so ask how many entry and exit points are planned. Check how many parking bays come with each home and where visitors will park.

Purva Codename Bliss offers two plans, both quoted as built-up area. The three-bedroom home is roughly 1,370 sq ft and the four-bedroom home roughly 2,070 sq ft. Carpet areas have not been published, so ask for them along with the room sizes.

The three-bedroom plan is priced between Rs. 1.9 Crore and Rs. 2.37 Crore, and the four-bedroom plan opens at Rs. 2.89 Crore; the top of its band has not been stated clearly. At the entry figures that is roughly Rs. 13,900 and Rs. 14,000 per sq ft. For an under-construction home, GST is charged on top, along with stamp duty and registration. Ask for a cost sheet that shows:

• Base rate per sq ft and the area it is charged on
• Floor-rise premium in a 30-floor tower
• Car parking and the bays included
• Clubhouse membership and the maintenance deposit
• GST as a separate line
• Stamp duty and registration
• A payment schedule tied to construction stages

Purva Codename Bliss has no RERA number published yet. Before you pay any booking amount on an under-construction home, ask Puravankara for it and check the entry on the Karnataka RERA website (rera.karnataka.gov.in). The entry should show the declared completion date, which you can compare with December 2029.

At booking, ask for:

• The RERA registration certificate
• The sanctioned building plan for the towers
• Title documents and an encumbrance certificate for the 7 acres
• A draft agreement for sale with the handover date and delay penalty
• A payment plan tied to construction milestones

At handover, take the keys only once the tower has its occupancy certificate. Then register the sale deed, move the khata to your name and pay the first property tax. Keep every demand letter and receipt on file, since the value in the deed should match what you have paid in total.

Purva Codename Bliss has three 30-floor towers sharing 7 acres. The developer has not published the share of open space, so ask for the sanctioned site plan and see where the clubhouse, tracks and gardens will go. Every image you see is a render as planned by the developer, since the towers are still being built.

Daily errands are part of the plan: a supermarket and a clinic inside the campus save short trips out. Mornings could start on the jogging and cycling track or the yoga deck, with the gymnasium, the health club and the pool for harder workouts. Working parents can use the creche, and children have a play area.

Evenings and weekends could go to the mini theatre, the indoor games zone or a performance at the amphitheatre. The landscaped gardens give you a place to walk after dinner. Ask which facilities will open at the first handover and what the monthly maintenance charge is expected to be.
