Purva Codename Diamond stands on Kanakapura Main Road, Talaghattapura, Vajarahalli, pincode 560109. This is the southern stretch of Kanakapura Road, and the main road will be your route into the city.

The developer has not given distances or drive times to offices, schools, hospitals or metro stations, and we do not guess them. Drive from the site to your workplace at your normal hour, and repeat the trip in the evening. If your children will go to school nearby, do the school run once too.

Since nothing is built yet, go and look at the plot itself. Check the approach from Kanakapura Main Road, how the traffic moves at peak hours, and what is being built on the land around it. Once the towers are full, 260 households will use the gate, so ask where the entry and exit points will be and how much parking comes with each home.

Purva Codename Diamond offers two plans, both described as luxury homes and both quoted as built-up area. The 3 BHK is roughly 1,950 sq ft and the 3.5 BHK, with an extra small room, roughly 2,100 sq ft. Carpet areas have not been published; ask for them, since at pre-launch the plans can still change.

The smaller plan opens at Rs. 2.70 Crore and the larger at Rs. 3.10 Crore. That comes to about Rs. 13,800 and Rs. 14,800 per sq ft, so the larger plan costs more per foot as well as in total. GST will be charged on the construction portion, plus stamp duty and registration. When the price list comes, ask for a cost sheet that shows:

• Base rate per sq ft and the area it is charged on
• Floor-rise premium in a 39-floor tower
• Car parking and the bays included
• Clubhouse membership and the maintenance deposit
• GST as a separate line
• Stamp duty and registration
• A payment plan tied to construction stages

Purva Codename Diamond has no RERA number published yet, and at pre-launch this is the key question. Ask Puravankara whether the project is registered and look it up on the Karnataka RERA website (rera.karnataka.gov.in). Until a registration exists, keep any payment small and refundable, with the refund terms signed.

Once it is registered, ask for:

• The RERA registration certificate
• The sanctioned building plan for both towers
• Title documents and an encumbrance certificate for the 3.6 acres
• A draft agreement for sale with the 2030 handover date and a delay penalty
• A payment schedule that follows construction milestones

At handover, take the keys only once the tower has its occupancy certificate. Then register the sale deed, move the khata to your name and pay the first property tax. Keep every receipt, since the deed value should match the total you have paid.

Purva Codename Diamond puts two 39-floor towers on 3.6 acres, which leaves limited ground for gardens and courts. The developer has not published the share of open space, and the plan may still change before launch. Every image is a render as planned by the developer.

A weekday could start on the jogging track, in the gymnasium or in the pool. The multipurpose sports courts take the evening games, and the health centre adds to the fitness side. Working parents can use the creche, and children have their own play area.

On weekends, the entertainment centre and the indoor games room cover wet days, while the amphitheatre and landscaped gardens suit fine evenings. The multipurpose party area handles birthdays and family events. With 260 households sharing one clubhouse, ask whether it will open with the first handover, and how many lifts will serve each tower.
