Purva Coronation Square Overview
Purva Coronation Square is a completed apartment project by Puravankara in JP Nagar, south Bangalore, with 3 BHK homes and handover that began in March 2019. Every home has been sold by the developer, so any purchase now is a resale from an existing owner. It suits buyers who want a large three-bedroom flat in JP Nagar and would rather share a clubhouse with dozens of neighbours than hundreds.
The community is unusually small: 40 homes on 1.75 acres, on 6th Cross Road in Phase 7. All of them are three-bedroom plans, in three sizes of about 2,104, 2,119 and 2,237 sq ft. That makes the homes roomy by city standards, and it means your neighbours are mostly families at a similar stage of life. A small building also tends to have a quieter lobby, shorter lift waits and residents who know one another by name.
With the developer out of the picture, the price is whatever you agree with the seller. There is no published list price to lean on, so compare recent sales of similar-sized homes in JP Nagar and ask for the owner's purchase documents. A completed home carries no GST. You will still pay stamp duty and registration on the value in the sale deed, and budget for any interior updates the flat needs.
This suits a family that wants over 2,000 sq ft, values a settled south Bengaluru neighbourhood, and is ready to move in soon after a resale deal closes. The amenity list is long for a project of this size, with a pool, spa and courts. It will not suit you if you need a two-bedroom budget, want to buy new from a developer, or prefer to pay in construction-linked instalments.

About Bangalore
Where in Bangalore should you buy, and what kind of home? The answer depends less on the city as a whole than on the corridor where you work. Bangalore is a high plateau city, about 900 metres up, with the gentlest weather of any big Indian metro, and its population has roughly doubled since 2000. Most of that growth followed the software parks outward, so housing spread along a few long…

Purva Coronation Square Amenities
Getting around from Purva Coronation Square
Purva Coronation Square stands on 6th Cross Road, Phase 7, JP Nagar, pincode 560078. JP Nagar grew as a planned residential layout, an extension of Jayanagar and Banashankari, so the streets follow a grid and the neighbourhood is long settled. Apartment blocks, independent houses and high-street shops share the area, which gives it a lived-in feel rather than the look of a new corridor.
For daily needs you are unlikely to go far. Schools, hospitals and shopping are spread across JP Nagar itself, so the school run and the weekly grocery trip can stay local. Jayanagar and Banashankari, the older neighbourhoods next door, and Bannerghatta Road are all reachable by road for bigger errands. The developer has not published distances to any of these, so none are quoted here.
Where you work decides how the commute feels. Drive the route from the gate to your office at your usual hour before you agree a price. Inner-layout roads in older parts of south Bengaluru can be narrow, so also check how easy it is to get a car in and out at school time, and whether visitor parking is available inside the compound.
Homes and prices at Purva Coronation Square
Purva Coronation Square was built as three-bedroom apartments in three plans, of about 2,104, 2,119 and 2,237 sq ft of built-up area. Room layouts vary a little between the three, so compare the actual flat on offer rather than a brochure drawing. The developer has sold every unit, and no list price is published.
In a resale, the price is set by negotiation. Look at recent registered sales of similar three-bedroom flats in JP Nagar, and weigh the floor, facing, the flat's condition and how much interior work it will need. No GST applies to a completed home. Stamp duty and registration are charged on the sale value. Before agreeing a figure, ask the seller for:
- The built-up and carpet area of the specific flat
- Number of covered parking bays attached
- Current monthly maintenance and any pending dues
- Corpus or sinking fund contribution on transfer
- Association transfer fee, if any
- Age and condition of fittings, and any water seepage history
Paperwork and approvals for Purva Coronation Square
Purva Coronation Square is shown with BBMP/BDA approval, and the developer has not published a RERA registration number. For a building completed in 2019, the paperwork that matters most now is the chain of ownership and the completion documents. You can still search the Karnataka RERA website (rera.karnataka.gov.in) in case a registration exists for this project.
As a resale buyer, ask the seller for:
- The seller's registered sale deed and the original allotment papers
- The occupancy certificate for the building
- The approved building plan showing the flat
- Khata in the seller's name and the latest property tax receipt
- An encumbrance certificate covering at least 13 years
- A no-dues letter from the residents' association
- A loan closure letter, if the seller had a home loan
Have a lawyer check the title chain before you pay an advance. If you are taking a loan, your bank's legal team will run its own check, which is a useful second opinion. After registration of your sale deed, apply for the khata transfer and update the electricity and water connections in your name.
Living at Purva Coronation Square
Purva Coronation Square has just 40 homes on 1.75 acres, so the density is low, and a good part of the land is given to shared facilities. Because the project is complete, you can see all of it for yourself instead of relying on renders. Walk the grounds with the seller or a resident and check how the building, gardens and courts are laid out and maintained.
A resident's day can start on the jogging track or in the gym, with a swim afterwards. On weekends there is a basketball court and other outdoor courts, table tennis, and a games room for indoor play. Adults get a spa, a sauna and a jacuzzi, which is an unusual list for a community this size.
Children have a play area close to the homes, and the landscaped gardens are there for evening walks. For celebrations, residents can use the party area or the community hall, and a few retail spaces handle small needs. Before you buy, ask the association which facilities are working today, how often the pool and spa are serviced, and what the monthly maintenance charge covers. In a small community, the cost of a spa and a pool falls on fewer homes.
