Purva Marina One stands on GIDA Road, also called Queens Way, off Marine Drive. Marine Drive is Kochi's well-known waterfront, and living here puts the backwaters in front of you. The developer has not published distances to offices, stations, schools or hospitals, and gives no pincode, so none are quoted here.

Because the address names a road, not a plot, ask the developer to mark the compound walls on a map. Then look at where your tower lies within the 16.7 acres. A tower near the road hears more traffic, and one deeper inside will be quieter but a longer walk from the gate.

Test your daily journeys yourself. Drive to your workplace at the hour you would leave, and come back in the evening rush. If you have children, time the school run on a weekday morning.

From the 20th floor and above, the view will be the reason many buyers choose this address. Ask which towers face the water and which face the city, and visit at dusk to see the light. Check how the approach road copes when every tower is occupied.

Purva Marina One offers two plan types, quoted on built-up area. The 3.5-bedroom homes measure between 2,317 and 2,595 sq ft. The four-bedroom homes measure between 2,930 and 3,710 sq ft. Within each type the spread is wide, so two flats with the same name can differ in room sizes. Carpet areas are not published; ask for them.

The 3.5-bedroom plans start at Rs. 3 Crore and the four-bedroom plans at Rs. 3.67 Crore. On the smallest of each, that is close to Rs. 12,900 and Rs. 12,500 a sq ft. In a 28-storey tower, the floor and the view will change the price, so ask for a figure for your exact unit.

As the flats are under construction, GST is charged. You also pay stamp duty and registration. Payments follow construction stages, so compare each demand with work done on site. Ask for a cost sheet showing:

• Base rate and the area it is charged on
• Floor-rise and view premium
• Car parking and the number of bays
• Clubhouse membership
• Maintenance deposit at handover
• GST, stamp duty and registration as separate lines

Purva Marina One is registered with Kerala RERA in four parts. Phases 1, 2 and 3 carry K-RERA/PRJ/251/2020, K-RERA/PRJ/252/2020 and K-RERA/PRJ/253/2020. Phase 4 carries K-RERA/ERN/076/2023. Find out which phase your tower is in, then look up that number on the K-RERA website.

The registration shows the declared completion date for your phase. That is important here, since the original June 2025 date has passed. With the towers still being built, ask for:

• The RERA certificate for your phase
• Approved building plan for your tower
• Title documents and an encumbrance certificate
• A draft agreement for sale with a revised handover date
• The payment schedule tied to construction stages
• An allotment letter naming your tower, floor and unit

Read the delay clause in the agreement closely, since RERA gives you rights if handover slips. At handover, ask to see the occupancy certificate for your tower before you take the keys. Then register the sale deed and transfer the property tax to your name.

Purva Marina One spreads twelve 28-storey towers over about 16.7 acres, built in four phases. The total number of homes and the open-space share have not been published. Ask for the layout drawing to see where your tower stands next to the pool and clubhouse, and how close it is to the outer wall.

A weekday here could begin in the gym or with laps in the 50 m infinity pool. Later, the library offers a quiet desk, and the private lounge is a place to meet guests away from home. Young children can spend the day at the creche while parents work.

Evenings belong to the landscaped gardens, the water feature and the children's play areas. When it rains, there is the games room, and the steam room, sauna, spa and jacuzzi help you unwind. Family occasions can go to the indoor party hall or the multipurpose hall, and a prayer room is planned too.

Security runs around the clock, while backup power and a plant that treats the water run behind the scenes. These are facilities as planned by the developer. Ask which will be ready with your phase and which will open later.
