Purva Westend

Purva Westend has its front gate on the Service Road at Garebhavipalya, pincode 560068, beside the busy Kudlu Gate junction in south-east Bengaluru. The crossing is a familiar landmark for south-east Bengaluru, and the streets around it are long settled rather than new. Most everyday trips begin by joining the main road from the service lane.

The developer has not published distances or drive times to any office, school, hospital or station, so we do not quote any here. Instead, test the routes that matter to your family. Drive to work at the hour you would normally leave, try the school run on a weekday, and note how long it takes to get off the service road at peak time.

Where your flat is inside the campus matters as well. A tower placed well back from the road frontage is usually calmer than one built close to it. Stand on the balcony of the flat you are offered and listen at rush hour. Check the walk from your tower to the parking and the gate, since you will make it every day.

Purva Westend was built in six layouts, and the developer has sold them all. Two-bedroom homes, each with two bathrooms, are about 1,188 and 1,235 sq ft, so the difference between them is small. Three-bedroom homes with three bathrooms are about 1,765, 1,788 and 1,900 sq ft. The largest home, about 1,930 sq ft, adds a servant room. Ask the seller for the carpet area printed in the sale deed.

With no price list from the developer, you negotiate with each owner. Tower, floor, facing and the condition of the interiors can move the price as much as the layout does. The home is complete, so no GST applies to a resale. You still pay stamp duty and registration on the agreed value. Before you settle on a figure, get these in writing:

• Agreed price and whether car parking is included
• Transfer fee charged by the association
• Maintenance deposit and current monthly charge
• A statement of any dues pending on the flat
• Stamp duty and registration on the full value
• What fittings and furniture stay with the home

Purva Westend has no RERA registration number published yet. Ask Puravankara for it and search the Karnataka RERA website (rera.karnataka.gov.in). The entry, if there is one, confirms the promoter and the approved plan, which is useful even on a resale.

Your purchase will close on a fresh sale deed with the current owner. Ask the seller to share these before you pay an advance:

• Occupancy certificate for the tower
• The seller's registered sale deed and the title chain before it
• Encumbrance certificate showing no loan or charge on the flat
• Khata in the seller's name and the latest tax receipt
• No-dues letter from the owners' association
• Bank closure letter, if the flat was bought on a loan

Have a property lawyer check these papers and match the approved building plan against the flat. If the seller is still paying a home loan, arrange for the bank to release the original documents at registration. Once the deed is registered, move the khata, the electricity connection and the association membership into your name.

Purva Westend is a campus of six towers of 18 floors on 8.25 acres, home to 735 families. That is roughly 120 homes per tower, so lift waits and lobby traffic at school and office hours are worth watching on a weekday morning. Ask for the site plan to see where your tower is placed and what it looks onto.

Because residents have lived here since late 2022, you can see the shared spaces in use rather than as renders. A weekday could begin on the jogging track or in the gymnasium, with a swim in the pool before work. After school, children head for the play area and the landscaped gardens, and older ones find the basketball court and the other outdoor courts.

On a rainy evening the games room and the table tennis tables keep people busy indoors. Birthdays and small gatherings move to the party area or the clubhouse. Shops inside the campus cover small daily purchases without taking the car out. Walk through all of it on your visit, check what is working, and ask the association what the monthly maintenance charge covers.
