Raghuram A2A Homeland stands in Indiragandhi Nagar, Balanagar (500037), off A2A Life Spaces Road and close to A2A Central Mall. Balanagar is a long-settled part of Hyderabad, so buses, shops and services are already in place around you rather than planned for later.

Having a mall as the nearest landmark shapes your weekends. Groceries, a film or a meal out can be a short trip rather than a drive across town. On a 12-acre site, though, the walk from your block to the gate and on to the mall can vary, so check it from the block you are offered.

The developer has not published distances to offices, schools, hospitals or stations, so none are quoted here. Drive your commute on a weekday morning and again in the evening. If you have children, time the school run too, and find the nearest clinic and pharmacy.

Seven blocks of 18 floors will bring many new cars to A2A Life Spaces Road once the project fills up. Look at the width of the road and the gate positions on the site plan, and ask how many parking bays come with each flat.

Raghuram A2A Homeland has six plans, all three-bedroom homes, quoted as built-up area. The smaller pair are about 1,700 and 1,825 sq ft, listed from Rs. 1.33 and 1.42 Crore. The middle pair are about 2,065 and 2,155 sq ft, listed from Rs. 1.59 and 1.66 Crore. The largest pair are about 2,215 and 2,260 sq ft, listed from Rs. 1.70 and 1.73 Crore.

That puts the entry rate at about Rs. 7,800 per sq ft. Each price is an onwards figure, so floor and facing will change it. Carpet areas have not been published; ask for them. Note that MS window grills are an extra charge.

The homes are under construction, so GST applies on the construction portion. Stamp duty and registration are due at registration. Payments will follow construction stages up to the 2027 handover. Ask for a cost sheet that shows:

• Base rate and the area it is charged on
• Floor-rise and facing premiums
• Car parking and the bays included
• Window grill charge
• Clubhouse membership, maintenance deposit and corpus fund
• GST as a separate line
• Stamp duty and registration on the full value

Raghuram A2A Homeland has no RERA registration number published by the developer. Ask Raghuram Constructions for it and search it on the TS-RERA portal, the Telangana regulator's website. Check the promoter's name, the 12-acre site and seven blocks, the total home count and the declared completion date.

While the blocks are going up, ask for:

• The RERA registration certificate
• The sanctioned building plan for your block
• Title documents and a current encumbrance certificate for the land
• A draft agreement for sale with the handover date and delay penalty
• A payment schedule tied to construction stages

No occupancy certificate exists yet; each block gets one only when it is finished. Ask the developer to confirm, in the agreement, who owns the land and who is the promoter responsible to you.

If you take a home loan, ask which banks have already approved the project. At handover, due from 2027, collect the occupancy certificate for your block before taking the keys. Register the sale deed, then have the property tax assessed in your name and transfer the utility connections.

Raghuram A2A Homeland places seven blocks of 18 floors on 12 acres. The developer has not published the total number of homes or the open-space share, so ask for the approved layout. All images you see are renders as planned by the developer, as the blocks are still being built.

A morning could begin on the jogging track or in the yoga and activity area, followed by the gymnasium or a swim. Working parents can leave a toddler at the creche, while older children use the play area. Badminton courts and an indoor games room take care of the evenings.

The clubhouse is the social centre, with a party area for birthdays and family functions. Landscaped gardens run between the blocks for a slow walk after dinner. A salon on site saves a trip out, and retail spaces inside the project cover small daily needs.

Security includes solar fencing along the compound wall and CCTV around the premises, with staff on duty at all hours. Before you book, ask which facilities will open with the first block and which only after the last one is handed over. Ask too what the expected monthly maintenance charge will be.
