Rajapushpa Skyra

Rajapushpa Skyra stands in Kokapet's Neopolis area, in Khanapur, pincode 500075, on the western side of Hyderabad. The site is given only as a map code, C846+GGW, so ask for the exact road and gate position before you visit.

Kokapet has turned into a district of high-rise homes, and most residents work to the east of it. Gachibowli and the Financial District are reached by road, and the Outer Ring Road is close enough to take you across the city or onto the highways. The developer has not published distances or travel times, so drive your own route at the hour you would leave.

Schools, hospitals and shops are found in Kokapet and in the neighbouring areas of Narsingi and Gandipet. No specific names are given for this project, so list the places your family goes to every week and time each one from the site.

Neopolis is still being built up, so roads and neighbours will change while this project rises. Three towers with 777 homes will add heavy traffic of their own. Ask about the approach road, the number of gates and how many parking bays come with each home.

Rajapushpa Skyra has eight plans, all with a staff room and lobby, quoted as built-up area. Three-bedroom homes measure about 3,140, 3,315 and 3,375 sq ft, listed from Rs. 2.87, 3.03 and 3.09 Crore. Four-bedroom homes of about 3,830, 4,000 and 4,055 sq ft are listed from Rs. 3.51, 3.66 and 3.71 Crore.

The two biggest four-bedroom homes measure about 4,970 and 5,350 sq ft, from Rs. 4.55 and 4.90 Crore. The rate holds near Rs. 9,100 per sq ft across the range. Every price is an onwards figure, and floor-rise will be large in towers this tall. Carpet areas have not been published.

The homes are under construction, so GST is charged on the construction portion. Stamp duty and registration are due at registration. Air-conditioning piping and units are your cost. Ask for a cost sheet that lists:

• Base rate and the area it is charged on
• Floor-rise and view premiums for your unit
• Car parking and the number of bays included
• Private lift charge, if your tower has one
• Clubhouse, maintenance deposit and corpus fund
• GST as its own line
• Stamp duty and registration

Rajapushpa Skyra has no RERA registration number published by the developer. Ask Rajapushpa Properties for it and search it on the TS-RERA portal, the Telangana regulator's website. The entry should show the promoter, the 6.5-acre site, three towers and 777 homes, and the declared completion date.

With handover some years away, ask for:

• The RERA registration certificate
• The sanctioned building plan, with fire and height clearances for a 56-floor tower
• Title documents and a current encumbrance certificate for the land
• A draft agreement for sale with the tower-wise handover date and delay penalty
• A payment schedule tied to construction stages

A long build means many instalments, so link each one to a stage you can see on site. At this price, have a property lawyer read the title and agreement before you sign, and ask which banks have approved the project.

At handover, due from April 2030, collect the occupancy certificate for your tower before taking the keys. Register the sale deed, then have the property tax assessed in your name and move the utility connections to you.

Rajapushpa Skyra sets three towers, the tallest at 56 floors, on 6.5 acres, with a clubhouse of a ground floor plus six levels at its heart. The developer has not published an open-space share, so ask for the sanctioned site plan. All images you see are renders as planned by the developer, since the towers are still going up.

A morning might start in the gymnasium, the health club or the aerobics and yoga area, followed by a swim and time on the pool decks. Working parents can leave young children at the creche. On a work-from-home day, the workspaces offer a desk away from the family.

After school, children have a play area, an indoor games zone and several sports courts. Landscaped gardens run between the towers for evening walks. For festivals and family events, there are multipurpose party areas, and the amphitheatre hosts community gatherings. Retail spaces on site cover small daily needs.

With 777 households, ask how the clubhouse will cope at busy hours and which facilities open with the first tower. Ask also what the monthly maintenance will be for a clubhouse of this size.
