Risland The Ace stands at Thirumalai Nagar Annexe, No. 1 Corporation Road, Perungudi, Chennai 600096. Perungudi lies along OMR, the road that carries much of Chennai's IT traffic. If your office is on that corridor, your commute could be short, but OMR's rush hours are real, so test them.

The developer has not published distances to offices, schools, hospitals or transit stops. Drive from the gate to your workplace at the morning peak, and back again in the evening. If you have children, time the school run as well, and check how long it takes to join OMR from Corporation Road.

Some everyday shopping may be handled without leaving the site, since the plan includes retail spaces. Ask residents which shops are running and what they still go out for. Find the nearest clinic and pharmacy on foot.

Families have lived here since 2022, so you can learn a lot by asking. How does the area cope with heavy rain? How reliable are water and power? Is visitor parking easy? A walk outside after dark also shows you the street lighting and whether the lane feels safe at night.

Risland The Ace has sold out with the developer, so this section covers what was built and what a resale buyer should check. There are five layouts, quoted as built-up area. The 1 BHK is about 598 sq ft. The 2 BHK is about 870 sq ft in its compact form and about 1,184 sq ft in the larger one. The 3 BHK is about 1,005 sq ft compact or about 1,629 sq ft large.

In a 19-floor tower, floor and facing matter a great deal. Upper floors get light and views, while lower ones mean shorter lift waits. Compare the same layout on similar floors before you compare asking prices, and see the flat in daylight.

The price is agreed with the owner. A finished home carries no GST, while stamp duty and registration are charged on the registered value. Ask the seller to confirm in writing:

• The agreed price and the fittings that stay
• Block, floor and car parking attached to the flat
• That the smart lock and home system are handed over working
• Maintenance paid to date, with a no-dues letter
• Stamp duty and registration on the registered value

Risland The Ace has no RERA number published by the developer. Search the Tamil Nadu RERA (TNRERA) portal under Risland India to see whether an entry exists. Also ask the seller for any registration details from their purchase.

In a resale, a lawyer should check that the seller holds clear title and that the tower was completed with approval. Ask the seller for:

• Their registered sale deed and the developer's parent title documents
• The completion or occupancy certificate for the block
• The approved building plan showing the flat
• An encumbrance certificate covering the years since the seller bought
• The latest property tax receipt and the assessment in the seller's name
• A no-dues letter from the residents' association
• A loan closure letter if the flat was financed

Match the seller's name and the flat number across every document before you pay any advance. At registration you sign a sale deed in your own name. Afterwards, transfer the property tax account, electricity connection and association membership to yourself.

Risland The Ace has four towers of 19 floors sharing 4.27 acres, with 557 households in total. Going tall leaves ground free for gardens, courts and a pool. The developer has not published the share of open space, so ask the residents' association for the approved site plan.

A morning could start on the jogging trail or in the gymnasium, with a class in the yoga and aerobics room for those who prefer it. Children have a play area, and older ones can use the sports courts after school. The swimming pool carries the long summer evenings.

The clubhouse adds a games room and a music room, which is rarer than a gym and useful if someone at home practises an instrument. Party areas can be booked for birthdays and festivals. The landscaped gardens make a walk after dinner easy, and the retail spaces handle small needs.

Homes were fitted with a smart home system, including smart locks. Check that it still works in the flat you are buying, and ask who services it. Also find out the monthly maintenance charge and what it covers. Images of the grounds show the layout as planned by the developer.
