Riviera Glade Villas stands in the Yelahanka area of north Bengaluru, under pincode 562157. The only address published is a plus code, 5J43+Q2F, with no street name or landmark attached. The developer has not published distances to offices, schools, hospitals or the airport, so we do not quote any here.

That leaves you to map the daily routine yourself. Paste the plus code into a map, then drive from the gate to your office at the hour you would really leave home. Repeat the trip in the evening, when traffic on the main roads into the city tends to be at its worst. If your children will change schools, time the school run on the same visit.

A villa community on the edge of the city often means you rely on a car for most errands. Check how far the nearest grocery store, pharmacy and clinic are, and whether buses or autos reach the approach road. Ask the developer which road will serve as the main entrance once the layout is finished, and whether it is already paved and lit. Since handover is years away, also ask what civic work is planned around the site and who is responsible for it.

Riviera Glade Villas has four plans, all with four bedrooms, and all areas are quoted as built-up. Rose and Iris measure about 1,823 sq ft; Lotus and Olive measure about 1,999 sq ft. Carpet areas and plot sizes are not published, and for a villa the plot matters as much as the house, so ask for both.

Rose starts at Rs. 6.36 Crore, Iris at Rs. 6.74 Crore, Lotus at Rs. 6.93 Crore and Olive at Rs. 7.23 Crore. That is about Rs. 34,900 per sq ft on Rose and about Rs. 36,200 on Olive. Since equal sizes carry unequal prices, ask what separates them.

Because the villas are still being built, GST is charged on the construction portion of the price. Stamp duty and registration are payable as well, and a villa deed transfers land along with the house, so these charges tend to be heavier than on a flat. Ask for a cost sheet that lists:

• Base price and the area it is charged on
• Plot area and any premium for corner or facing
• Clubhouse membership and the maintenance deposit
• Charges for the power connection and backup
• GST shown as its own line
• Stamp duty and registration on the full value

Riviera Glade Villas has no RERA registration number from Goyal & Co on record yet. In Karnataka a project of this size has to be registered before it is sold, so ask for the number and look it up on rera.karnataka.gov.in. The entry lists the promoter's completion date, the approved plans and quarterly progress, which help you judge the December 2030 handover.

At this stage, before you pay a booking amount, ask for:

• The RERA registration certificate for the project
• Title documents and an encumbrance certificate for the 9.5 acres
• The land conversion order and the sanctioned layout and building plans
• A plot-wise plan marking the villa and plot you are offered
• A draft agreement for sale with the villa type, plot number, handover date and payment schedule

Payments on an under-construction villa should be tied to stages of work, not to calendar dates alone. Read the delay clause in the agreement before you sign it. At handover, collect the occupancy certificate, the registered sale deed and the khata in your name, along with the first property tax receipt.

Riviera Glade Villas spreads 112 villas over 9.5 acres in its master plan, so the number of neighbours sharing each facility stays small. The developer has not published how much of the land is left open, so ask for the sanctioned layout plan and find your plot on it. Pictures you are shown are renders as planned by the developer, not photographs of finished spaces.

Picture a weekday. You might start with a run on the jogging track or a session in the gymnasium, then cool off in the swimming pool. The health centre gives you somewhere to look after fitness beyond the gym floor. After school, children have the kids' play area and the landscaped gardens, while older ones head for the sports courts.

Weekends shift indoors and toward company. The indoor games zone and the mini theatre are there for a rainy afternoon, and the multipurpose party area can take a birthday or a family function without booking a hall outside. Retail spaces within the layout are planned for small daily needs. Ask which of these will be ready when the first villas are handed over and which will come later, because a clubhouse that opens after you move in changes the first year of living here.
