The name to know is Saket Bhu Satva, a gated villa community in Gowdavalli, with a second phase listed under Kompally. The first phase is the large one, planned for 600 villas. Listed starting prices are about Rs. 1.67 Crore in the first phase and about Rs. 2.03 Crore in Phase 2. Because the homes are finished, you can walk the streets of the layout, look at the common facilities and see how the community is being kept before you decide.

A villa brings a few checks that a flat does not. Ask for the RERA registration and the layout approval, and confirm the plot area that comes with your villa, not just the built-up area. Check who maintains the internal roads, drainage and street lights, and what that costs each month. If you are buying a resale villa, collect the sale deed, tax receipts and a no-dues letter from the association.
