Saket Bhusatva Phase 2 has Nuthankal Road, Telangana 501401, as its address on file, and the project is listed under Kompally, on the northern side of Hyderabad. A villa out here gives you more room than a flat in the city for the same money. The cost is time on the road, so your daily routes decide whether it works.

The developer has not published distances to offices, stations, schools or hospitals, and we do not guess at them. As the villas are occupied, test real life instead. Drive from the gate to your office at your normal hour and time it. Drive back in the evening rush, and try the school route on a weekday if you have children.

A 75-acre township is big enough that the walk from your villa to the gate and the clubhouse matters. Try it on foot. Ask a few residents where they buy groceries, which hospital they would use at night, and how often they need the car. Look at the approach road on Nuthankal Road after dark, since street lighting and traffic can change the picture.

Saket Bhusatva Phase 2 lists all its sizes as built-up area. The three-bedroom villas are about 2,281 sq ft for Rs. 2.03 Crore, about 2,691 sq ft for Rs. 2.38 Crore, about 3,204 sq ft for Rs. 2.81 Crore, about 3,209 sq ft for Rs. 2.82 Crore and about 3,305 sq ft for Rs. 2.90 Crore. The four-bedroom villas are about 2,418 sq ft for Rs. 2.15 Crore and about 3,546 sq ft for Rs. 3.11 Crore.

The entry plan works out to about Rs. 8,900 per sq ft, and the largest to about Rs. 8,800. Plot and carpet areas have not been published; ask for both. As the homes are complete, no GST applies. Stamp duty and registration do, and on a villa they are charged on the land as well as the house.

Ask for a cost sheet that sets out:

• Base price with built-up area and plot area
• Any premium for plot position or facing
• Clubhouse fee and maintenance deposit
• Pending dues on the villa, if any
• Stamp duty and registration on the full value

Saket Bhusatva Phase 2 has no RERA registration number published for this phase. Ask Saket Group for it and check the entry on the Telangana RERA (TS-RERA) portal before you pay an advance. Make sure the registration covers Phase 2 and not only an earlier phase of the township.

With the villas finished, the documents are those of a ready home that includes land. Ask for:

• The occupancy certificate for your villa
• The approved layout showing your plot number and area
• The sanctioned building plan for the villa
• Title documents and a current encumbrance certificate
• A no-dues letter for tax and maintenance
• A draft sale deed stating both plot area and built-up area

Walk the plot boundaries and check they match the layout. After registering the sale deed, have the property tax record moved to your name, the local counterpart of a khata. Collect the handover pack too, with keys, a signed snag list and warranty papers.

Saket Bhusatva Phase 2 is part of a 75-acre gated township, with the clubhouse and outdoor spaces shared by residents. The share of land left open has not been published, but the layout is built, so you can walk it. Treat brochure images as renders, as planned by the developer, and compare them with what stands today.

A day might open in the meditation and yoga hall, or with a few rounds of the jogging and walking track. The gymnasium and pool are there for a longer workout. Children use the play area, and the sports courts come alive after school.

The indoor games room takes over when it rains. The amphitheatre and the multipurpose party area host community events, birthdays and festival nights. Guest rooms inside the township mean visiting relatives do not need a hotel. Landscaped gardens run through the common areas for an evening walk. Ask residents how well the clubhouse is maintained, what the monthly maintenance charge is, and how quickly complaints are dealt with.
