Salarpuria Sattva East Crest stands at Virgonagar, in Konadasapura, along the Bengaluru-Tirupati Highway, pincode 560049. This is the Budigere Cross stretch at the eastern edge of the city, with Hoskote on one side and KR Puram on the other. The area has grown quickly over recent years, and new housing keeps arriving.

For most residents the working day points west. From Budigere Cross, Whitefield's IT parks are about 7 km away and Marathahalli about 11 km. If your office is in either place, your commute could be shorter than it would be from many central addresses. For travel, Kempegowda International Airport is roughly 35 km away.

A highway address has trade-offs. Heavy vehicles use the road, and towers near it will hear them. Services that are routine in older parts of the city may still be filling in. Drive to your office at your usual hour and back again in the evening. Check where the nearest hospital and your children's school would be, and compare a road-facing flat with one set further inside the campus.

Salarpuria Sattva East Crest was built in seven plans, all quoted as built-up area. The two-bedroom homes measure about 1,157, 1,171 and 1,182 sq ft. The three-bedroom homes measure about 1,404, 1,425, 1,527 and 1,530 sq ft. The two larger 3 BHK plans add roughly 100 sq ft over the smaller ones, which can mean a bigger living room or bedroom. Carpet areas are not published.

Every home has been sold, so no developer price applies. Each seller sets their own figure. Visit several flats of the size you want, since height, outlook, interiors and upkeep will move prices more than a few sq ft. Ask for the original plan to see whether any walls or balconies were changed.

A completed flat with an occupancy certificate carries no GST. Stamp duty and registration are due on the sale deed. Get these in writing before you pay a token:

• Association transfer fee, if any

Salarpuria Sattva East Crest has BBMP/BDA plan approval on file. No RERA registration number has been published. Ask the seller whether one exists and search the Karnataka RERA website, rera.karnataka.gov.in. For a finished flat bought from an owner, the chain of title is what matters most, so give it the closest attention.

Ask the seller for these and have a property lawyer review them before you pay an advance:

• Occupancy certificate for the tower
• The seller's registered sale deed and original agreement with the developer
• Khata in the seller's name and the latest property tax receipt
• Encumbrance certificate since the first sale
• Approved building plan, to check the flat against it
• No-dues letter from the owners' association

If the seller has a home loan, get a letter from their bank stating the closure amount and when the original deeds will be released. At registration, the sale deed is executed in your name at the sub-registrar's office. Then transfer the khata, the electricity account and the association membership.

Salarpuria Sattva East Crest holds 11 towers, the tallest at 17 floors, on 6.6 acres, with 667 homes sharing one set of facilities. The share of open land has not been published. Ask the owners' association for the site plan, and check how far your tower is from the clubhouse.

A morning could begin with yoga, a session in the gymnasium or a run on the jogging track. Families with young children have play areas and landscaped gardens. Older children can use the tennis and basketball courts or the other outdoor courts. On wet days, the clubhouse has a games room, indoor games and table tennis.

Weekends are for the pool, the jacuzzi, and the spa and sauna. Larger gatherings can use the community hall, the amphitheatre or the party area. There is a bank ATM on site, which saves trips on a highway address. Since families have lived here since 2020, ask what the monthly maintenance covers and how the pool and courts are kept. Then visit at a busy hour to see the crowd.
