Sattva Green Groves Plots lies at Basavanahalli in Kasaba Hobli, on Nelamangala Road, pincode 562123. This is the north-western edge of Bangalore, where Tumkur Road heads out of the city toward Tumkur. The developer has not published distances to offices, stations or schools, so we do not quote any.

Nelamangala town is the nearest centre for daily shopping, banks and clinics, and it is growing along with the highway. For work in the city, Tumkur Road is your route in, running past the Peenya industrial belt toward the rest of Bangalore. If your office is in the south or east of the city, expect a long drive every day.

Most owners here will build first and move in later, so think about the journey you will make years from now, not only today. Visit on a weekday, drive to your workplace at your usual hour and time both directions. Check bus stops and the nearest shops on foot, since a new layout on the edge of town depends on a car for most errands at first.

Sattva Green Groves Plots has no built homes; you buy land and build to your own plan. Three plot types are listed. A 30 x 40 plot of about 1,200 sq ft starts at Rs. 87 Lakhs, about Rs. 7,250 per sq ft. A 30 x 50 plot of about 1,500 sq ft starts at Rs. 1.08 Crore, about Rs. 7,200 per sq ft.

The odd-sized plots, around 1,936 sq ft, are priced from Rs. 1.34 Crore, which comes to roughly Rs. 6,900 per sq ft. Their shapes vary, so check the frontage and depth of the exact plot. Only starting prices are published, and position in the layout changes the rate.

A plot in a finished layout does not normally carry GST, but stamp duty and registration are always payable. Your building cost comes later and is separate. Ask for a cost sheet that shows:

• Base rate per sq ft and the plot's exact area
• Corner, park-facing or east-facing premiums
• Clubhouse membership and the maintenance deposit
• Electricity, water and sewer connection charges
• Any charge on which GST is levied, as its own line
• Stamp duty and registration on the full value

Sattva Green Groves Plots has no RERA registration number published for this layout. Ask Salarpuria Sattva Group for it and check the entry on the Karnataka RERA portal at rera.karnataka.gov.in. The entry shows the declared completion date, which helps settle whether plots are ready now or from October 2026.

Land paperwork matters more for a plot than for a flat, because the plot is all you are buying. Ask for:

• The conversion order changing the land from farm use to residential
• The approved layout plan from the planning authority
• The release order that frees your plot for sale
• An encumbrance certificate covering at least the last 30 years
• Title deeds for the 45 acres and the mother deed
• The RERA registration certificate

At registration, the sale deed is executed in your name and you apply for the khata. When you later build a house, you will need your own building plan approval and, once it is finished, an occupancy certificate. Keep every receipt, since the stamp duty rests on the full value paid.

Sattva Green Groves Plots divides 45 acres into 735 plots, linked by 12 m and 9 m concrete roads with street lights. The share of land left as open space has not been published, so ask for the approved layout plan and see where the parks and civic areas fall. Any images you see are renders, as planned by the developer.

Imagine a weekday once your house is up. You might start with a stretch on the yoga lawn or a run on the jogging track, then a swim in the clubhouse pool or time in the gym. If you work from home, the library-cum-office space gives you a desk away from the family, and the children have a play area and an indoor games area.

Evenings bring the sports courts and the landscaped gardens, and the amphitheatre and the multipurpose party area host community events. Most plot layouts offer roads and little else, so a clubhouse is the real draw here. Ask which facilities are already built and running, and what the annual maintenance charge covers before a house goes up.
