For Bangalore buyers, Shapoorji Pallonji Real Estate is essentially one address: the ParkWest township in the Binnypet and Chamarajpet belt of the city's west. The campus covers about 47 acres, and it is built in phases, so some towers are lived in while others are still rising. The main question for you is which phase to buy into, not which project.

The developer is the property arm of the Shapoorji Pallonji Group, headquartered in Mumbai. Nationally the group is better known for IT parks, offices and premium Mumbai residences than for Bangalore housing. Here, its record rests on ParkWest itself. Earlier towers are completed, with possession from December 2019, and newer towers are under construction with handovers listed from December 2027.

That split shapes what you should check. For a completed tower, ask for the occupancy certificate, the maintenance charges now in force and the resale prices of similar flats in the same tower. For a tower still being built, confirm the RERA registration for that specific phase and compare its completion date with the one on your agreement. In both cases, ask for a cost sheet that lists car parking, club membership and GST line by line.

Price points differ sharply between phases. Older 2, 3 and 4 BHK stock has been listed from about Rs. 86 Lakhs, which suits buyers who want a ready home in the west. The newer 3 BHK residences start near Rs. 3.5 Crore and are aimed at buyers upgrading to a larger, more premium flat. Families who work in central Bangalore and want a big campus with shared facilities are the natural fit for either. Walk through a finished tower and the construction site before you decide.
