Shriram Songs of the Earth has six plans, all quoted as built-up area. The single 2 BHK measures about 1,210 sq ft from Rs. 1.18 Crore. The 3 BHK comes in five sizes: about 1,440 sq ft from Rs. 1.40 Crore, 1,465 sq ft from Rs. 1.43 Crore, 1,550 sq ft from Rs. 1.51 Crore, 1,710 sq ft from Rs. 1.66 Crore and 1,715 sq ft from Rs. 1.67 Crore.

Every plan works out to about Rs. 9,700 to Rs. 9,800 per sq ft, so choose on layout and floor rather than hunting for a cheaper rate. Carpet areas have not been published; ask for them.

GST is added because the homes are under construction, and stamp duty and registration are paid when the purchase is registered. Ask for a cost sheet that sets out:

• Base price and the area it applies to
• Floor-rise charge, which matters in 15-floor towers
• Car parking and number of bays
• Clubhouse fee and maintenance deposit
• GST as its own line
• Stamp duty and registration charges

Shriram Songs of the Earth has no RERA registration number on record yet. Ask Shriram Properties for it and verify it on the Karnataka RERA website (rera.karnataka.gov.in). The listing shows the completion date the promoter has declared, and with a 2030 handover that date is the one to hold the developer to.

The site is in a village in Anekal taluk, so land papers deserve a careful look. Ask for:

• The RERA registration certificate
• The land conversion order for residential use
• The sanctioned building plan for your tower
• Title deeds and an encumbrance certificate for the survey numbers
• An agreement for sale with the handover date and delay compensation

Have a lawyer read the title and the agreement before you sign. When your tower is complete, collect the occupancy certificate, register the sale deed and get the khata transferred to your name. A bank that has already approved the project for home loans has also had its lawyers review the land.

Shriram Songs of the Earth has six 15-floor towers sharing about 4 acres, so the layout is vertical, with the facilities fitted into the ground between the towers. No open-space share has been published. Ask for the site plan to see how much land is left for gardens once parking and driveways are in. Images on offer are renders, as planned by the developer.

A normal day might start with a run on the jogging and skating track, or a session in the gym or pool at the clubhouse. The track doubles as a place for children to skate after school, and there is a separate kids' play area close to the landscaped gardens.

Evenings are for the sports courts and the games room, where older children and adults can play without leaving the gate. Birthdays and festivals go to the party area. The list is shorter than at larger campuses, with no hall or amphitheatre named, so check whether that matters to you. Also ask which facilities will open at the first handover and what the monthly maintenance will cover.
