Shriram Summitt opens onto Gollahalli Electronic City Road, within Electronic City Phase 1, pincode 560100. This is one of Bangalore's main technology hubs, so for many residents the office is a short trip rather than a daily battle across the city.

That closeness is the main case for living here. If your employer is in one of the Electronic City campuses, you can plan a commute measured in minutes. If you work in the centre or the north of the city, the picture changes, and you should drive your real route at the hour you would leave. The developer has not published distances to stations, schools or hospitals, so we quote none.

Since the complex and the streets around it are finished, you can see exactly what daily life looks like. Visit on a weekday morning to watch traffic on Gollahalli Electronic City Road, and again in the evening. Note how long it takes to exit the gate, where shops and clinics are, and how visitors are parked.

Shriram Summitt was built in eight plans, all quoted as built-up area. There is a 1 BHK of about 755 sq ft and 2 BHK homes of about 1,175, 1,200 and 1,275 sq ft. The rest are 2.5 BHK homes of about 1,335 and 1,340 sq ft and 3 BHK homes of about 1,450 and 1,595 sq ft. Every one has been sold, so no builder price list exists now.

On resale, price each flat against recent registered sales of the same plan in the complex. Block, floor, facing and interior condition will explain most of the gap between two listings of one size.

A finished home carries no GST. Stamp duty and registration are payable on the sale value. Before you agree a price, ask the seller for:

  • The carpet area, from the sale deed or approved plan
  • Block number, floor and facing, and the phase
  • Covered parking bays that transfer with the flat
  • Receipts showing maintenance paid to date
  • Any transfer fee charged by the association
  • A list of fittings and furniture that stay

Paperwork and approvals for Shriram Summitt

Shriram Summitt shows no published RERA registration number. Ask Shriram Properties or the seller whether one exists, and check the Karnataka RERA website (rera.karnataka.gov.in). For a campus occupied since 2019, the completion papers for your block tell you more than a RERA entry would.

A resale purchase needs proof that the building is legal and that the seller owns what they are selling. Ask for:

  • The occupancy certificate covering your block and phase
  • The approved building plan
  • The seller's registered sale deed and the earlier deed chain
  • An encumbrance certificate from the seller's purchase to date
  • The khata and latest property tax receipt, in the seller's name
  • A no-dues letter from the residents' association
  • A loan closure letter and released documents, if the seller had a loan

Have a lawyer read these before you pay an advance. Once the sale deed is registered, move the khata and electricity account into your own name.

Living at Shriram Summitt

Shriram Summitt has seventeen 13-floor blocks sharing about 15 acres, so the layout reads as a campus with internal roads, not a single tower. No open-space share has been published. Walk the grounds and see how far your block is from the clubhouse and the gardens, because on a site this size that walk varies a lot.

A day here might start with a run on the jogging track or a class in the yoga area, then the gymnasium or the swimming pool in the clubhouse. The games room covers indoor play when it rains.

After school, children head to the play area, and older ones take over the basketball court and the other outdoor courts. The landscaped gardens are for evening walks, and the party area hosts birthdays and festival gatherings. Retail spaces within the campus handle small daily purchases.
