The original launch figure is not a guide to today's value, so compare what each format has recently sold for inside the complex. Ask the seller for the carpet area too.

This suits first-time buyers, young couples and investors who want a ready, low-cost flat in a large gated community, and who work on the eastern side of Bangalore or from home. Choose Magnum if you want a little more room, and Style if the budget is tight. Look elsewhere if you need three bedrooms or a quiet small complex. Shriram YUVA stands at Bommenahalli village in Bidrahalli Hobli, near Budigere Cross, pincode 560049. This is outer east Bangalore, where new gated communities have grown up over the past few years on what was farmland.

Life here works best if your job is on the eastern side of the city, or if you work from home. Trips to central Bangalore are long, and most journeys begin with a drive. The developer has not published distances to offices, stations, schools or hospitals, so we quote none. Time your own commute at the hour you would really travel, both ways.

Budigere Cross is changing fast, so what you see on a visit this month counts for more than an old impression. Check the road from the junction to the gate, whether it is lit at night, and whether buses or shared autos pass by. Note the nearest grocery shop, clinic and school. Residents can tell you how often water tankers are needed and how the approach road copes in the monsoon.

Shriram YUVA was built in three plans, all two-bedroom and quoted as built-up area. Style is about 745 sq ft. Magnum comes in two near-identical sizes, about 885 and 888 sq ft, so treat them as one format. The developer has sold every flat, and there is no builder price list today.

Price a flat against registered sales of the same format in the complex over the past year. Tower, floor, facing and interior condition explain most of the difference between two listings.

A resale of a finished flat carries no GST. Stamp duty and registration are payable on the sale value. Ask the seller for these before you agree a price:

  • Format (Style or Magnum), tower, floor and facing
  • Whether a parking bay transfers with the flat
  • Maintenance paid up to date, with receipts
  • Any transfer fee charged by the association

Paperwork and approvals for Shriram YUVA

Shriram YUVA does not carry a published RERA registration number. Ask the seller or Shriram Properties for it, and look it up on the Karnataka RERA website (rera.karnataka.gov.in). The entry should show the completion details for the tower in question.

In a resale you need two things proved: the building is legal, and the seller owns the flat free of claims. Ask for:

  • The occupancy certificate for the tower
  • The approved building plan
  • The seller's registered sale deed from Shriram Properties
  • An encumbrance certificate from the seller's purchase to date
  • The khata and latest property tax receipt, in the seller's name
  • A no-dues letter from the residents' association
  • A loan closure letter and returned originals, if the seller had a loan

Have a lawyer check these before you pay an advance. If your own home loan is funding the deal, the bank will run its own title check too. After registration, move the khata and electricity account into your name.

Living at Shriram YUVA

Shriram YUVA places nine 14-floor towers on about 11 acres, so the campus is tall, with shared spaces between the buildings. No open-space share has been published. Walk the grounds yourself and check how far your tower is from the clubhouse, pool and gardens.

A morning might begin on the jogging track, with the gymnasium and the swimming pool close by for those who train before work. The health centre offers a place for fitness needs within the complex. Younger children use the kids' play area, and the activity area suits classes and hobby groups.

After work, the outdoor courts and the games room fill up, and the landscaped gardens become the route for an evening walk. The party area takes birthdays and festival dinners, and retail spaces inside the gate cover quick errands. With 1,272 households sharing these spaces, ask the residents' association about the monthly maintenance, the booking rules for the party area, and whether every facility is running.
