Sobha Arena

Sobha Arena has the postal address 15/3, Kanakapura Road, in Paramount Gardens, Talaghattapura, pincode 560062. That puts the gate on the main road of the southern Kanakapura corridor, with the older neighbourhoods of south Bengaluru towards the city and newer layouts further out. Most journeys begin by turning onto Kanakapura Road in one direction or the other.

The developer has not published distances to offices, schools, hospitals or stations, so this page does not give travel times. The project is finished, which makes the location easy to test. Drive from the gate to your office at your usual start time, and come back in the evening peak. If you use public transport, try that route as well.

A main-road address has clear pluses. Buses and autos are easy to find, and shops and services along the road are already running. The downside is traffic noise, especially for flats that face the road on the lower floors. Ask which towers overlook the gardens and which face the road, then stand on the balcony of the unit you like at the time of day you are usually home.

Sobha Arena was built in two plans, both given as built-up area. The two-bedroom home measures about 1,296 sq ft. Prices for two-bedroom homes are quoted from Rs. 1.14 Crore to Rs. 1.24 Crore, and at the lower figure the rate comes to about Rs. 8,800 per sq ft. The three-bedroom home measures about 1,500 sq ft, and Sobha has no more of them to sell.

Carpet areas have not been published, so ask for them. In a finished project, two flats of the same plan can differ in price because of floor, facing and condition. For a resale, compare the asking price with what has recently changed hands in the same tower.

A completed home with an occupancy certificate carries no GST. Stamp duty and registration are payable on the sale value. Ask for a written cost statement that shows:

• Agreed price and the area it is based on
• Car parking bays that come with the flat
• Maintenance deposit or dues cleared to date
• Association transfer charge, on a resale
• Stamp duty and registration
• Any loan the seller must close before registration

Sobha Arena has no RERA registration number on record. Ask Sobha Limited or the seller for it, and check the entry on the Karnataka RERA website, rera.karnataka.gov.in. A project built after the Act came in should appear there with its approved plan and completion details.

For a finished flat, whether from the developer or an owner, ask for copies of:

• The occupancy certificate for your tower
• The approved building plan
• The khata for the flat and the latest property tax receipt
• An encumbrance certificate for the flat
• Title documents for the land, or the seller's registered sale deed on a resale
• A no-dues letter from the owners' association

If an owner is selling with a home loan still running, get a letter from their bank stating the balance and how the original deeds will be handed over. You register a sale deed on completion. After that, apply to move the khata and the electricity account into your name.

Sobha Arena has four towers of 18 floors sharing 10.76 acres, and 657 households live here. The developer has not published the share of land left open, but you can walk the grounds and see the gardens, courts and clubhouse for yourself. Photos in older brochures are renders, as planned by the developer, so trust what you see on site.

A morning might begin with a run on the jogging track or a session at the gym in the clubhouse. Basketball players have their own court, and other outdoor courts handle different games. Children have a play area outside, and a games room with table tennis gives them something to do indoors.

On a hot afternoon, the swimming pool is the obvious draw. In the evening, the landscaped gardens are for a slow walk, and the party area takes care of birthdays and small functions. Retail spaces inside the campus can save a trip for small daily needs. Because the project has been lived in since 2022, ask the owners' association for the monthly maintenance rate and look at how the lifts, pool and clubhouse have been kept.
