Sobha Crystal Meadows has its address at 71, Green Vista Main Road, in the Green Vista Phase 3 layout at Mullur, pincode 560087. Mullur is a south-east Bengaluru pocket placed between Sarjapur Road on one side and Varthur on the other. That puts two busy corridors within reach without living on either main road.

For most working households the daily question is the office run. The office belt on the Outer Ring Road and Whitefield are both reached by road from Mullur. The developer has not published distances or drive times, so we give none here. Drive from the gate to your office at the hour you would really leave, and repeat the trip in the evening.

Everyday errands lean on the neighbouring districts. You will find schools, hospitals and shops along Sarjapur Road and the surrounding localities, so shortlist the school you want before you pick a villa. Time that school run in term time too.

A villa community of 290 homes adds steady traffic to the local roads, so look at how Green Vista Main Road handles the morning rush. Visit on a weekday and at the weekend. Walk the nearby streets to find the closest pharmacy and grocery.

Sobha Crystal Meadows makes every home a four-bedroom triplex, which spreads the rooms across three levels. There are two sizes, both quoted as built-up area: about 4,284 sq ft and about 4,814 sq ft. Carpet areas and plot sizes have not been published, so ask for both before comparing prices.

The smaller villa starts at Rs. 10.6 Crore, about Rs. 24,700 per sq ft. The larger one starts at Rs. 12.9 Crore, about Rs. 26,800 per sq ft. Corner villas, garden-facing units and those near the clubhouse may carry premiums, so ask for the price of the exact unit.

These homes are under construction, so GST is charged on each instalment. Stamp duty and registration apply on top when you register. Ask for a cost sheet that shows:

• Base price and the built-up and plot area it covers
• Premiums for corner, garden-facing or park-facing villas
• Car parking inside the villa or in a common area
• Clubhouse membership and maintenance deposit
• GST shown separately for each payment stage
• The payment schedule, tied to construction progress
• Stamp duty and registration on the full value

Sobha Crystal Meadows has no RERA registration number on record yet. Ask Sobha Limited for it and look it up on the Karnataka RERA website (rera.karnataka.gov.in). The entry shows the approved layout, the declared completion date and the land documents filed, and it is the date there you should hold the developer to.

A villa on land needs checks on the land itself as well as the building. Before booking, ask for:

• The RERA registration certificate
• The land conversion order for residential use
• The approved layout plan and building plan, with your villa marked
• Title documents and an encumbrance certificate for the 26 acres
• A draft agreement for sale showing the plot area, built-up area and handover date
• The construction-linked payment schedule and the delay penalty

Have your lawyer check that the agreement names the land that goes with your villa, not only the built area. At handover, collect the occupancy certificate and register the sale deed. Then apply for the khata in your name, and transfer the power and water connections.

Sobha Crystal Meadows lays out 290 row villas across 26 acres, with landscaped gardens taking up over 11 acres between them. Two clubhouses serve the community rather than one, which should keep the pool and courts from crowding. The pictures you will be shown are renders, as planned by the developer, because the villas are still being built.

An ordinary day could start with a walk through the gardens or a lap of the jogging track, then the gymnasium or a swim. Children have a play area, and older ones can use the sports courts and the indoor games zone. The health centre gives basic care inside the gate.

Evenings and weekends have their own spaces. The amphitheatre suits community events and performances, and the multipurpose party area can host a family function. Retail spaces within the community should cover small daily purchases, saving a drive out for milk or bread.

Ask the developer which clubhouse will open first and whether both will be ready by the first handover. Get the expected maintenance charge and clubhouse fee in writing. In a project of this size, ask how gardens and roads will be looked after once the developer hands over to residents.
