Sobha Lake Garden is in Bharathi Nagar, Krishnarajapura, pincode 560049. Most people know the area as KR Puram, a long-settled part of east Bengaluru. Older streets and newer apartment blocks stand side by side, so daily needs are usually met close to home.
For many buyers, the question is the drive to work. East Bengaluru's office areas are the natural direction for a commute from here, but no road names, metro stations or travel times have been published for this address. We would rather you test the route than rely on a guess.
Plan a trial run before you buy. Leave from the gate at the time you would set out on a weekday and drive to your office. Time the evening return too, since the two often differ a lot in this part of the city.
If you have children, try the school run in the morning traffic. Find the nearest hospital on the map and see how long it takes to reach it. If anyone in the family uses buses or the train, walk to the nearest stop and note the time. A weekday visit will tell you far more than any brochure about the roads around Bharathi Nagar.

Asking prices are set by each owner. Compare two or three similar homes in different blocks before you make an offer. No GST applies to a completed home, but stamp duty and registration are payable on the sale value. Ask the owner for:
- The asking price in writing, with the parking slot named
- A no-dues letter for maintenance from the association
- Details of any deposit or corpus that moves to you
- The bank's closure letter if a loan is still open

- The seller's registered sale deed, and the builder's deed with the land title

Since the building is new, the seller may be the first owner, so the chain of deeds will be short and easy to trace. Make sure the name on the deed matches the person you pay. After registration, move the khata into your name and give the association a copy of your deed.
