The finishes stand out: imported marble in the living and dining rooms, laminated timber floors in the bedrooms, and a 10 kW or 15 kW power supply depending on the plan. Shared spaces include a clubhouse holding a pool, a gym and a games room. Outside it are shops for daily needs, landscaped gardens, a play and activity area for children, and a track for your morning run.

This suits a family that wants a home of 2,400 sq ft or more in an established central neighbourhood, and would rather inspect a finished flat than wait for one. Look elsewhere if you need a smaller or cheaper home, want to book directly with the developer, or want a large township with a big list of facilities. Budget, too, for any updates a flat needs after a few years of use.

Getting around from Sobha Saptrang

Sobha Saptrang stands at Jakkasandra Extension, on Sarjapur Main Road, pincode 560034. It is the south-eastern corner of Koramangala, one of the city's older and better-known neighbourhoods. Because the towers have been occupied since 2021, the streets, shops and services around you are already in place.

The developer has not published distances or travel times to offices, schools, hospitals or stations, so we do not quote any. In a built-up area like this, many errands are a short trip away, but Sarjapur Main Road carries heavy traffic at peak hours.

Before you commit, drive from the gate to your office at your normal time, and back in the evening. Check how easy it is to turn in and out of the project from the main road. Walk the nearby streets in the evening to judge noise and parking, since Koramangala changes a lot from one block to the next. Ask residents which routes they use and how long their daily trips take.

Homes and prices at Sobha Saptrang

Sobha Saptrang has sold every home, so there is no current price list. Two plans were built, quoted as built-up area. The three-bedroom home measures about 2,439 sq ft. The four-bedroom home measures about 3,142 sq ft. Carpet areas were not published. The seller sets the price on a resale, depending on the tower, floor, facing and condition. Look at more than one flat of the same plan before you fix a number. No GST applies to a finished home with an occupancy certificate, but stamp duty and registration are due on the sale deed.

Paperwork and approvals for Sobha Saptrang

Sobha Saptrang has no RERA registration number published. Check with the owner, or with Sobha Limited, whether one exists, and search the Karnataka RERA website (rera.karnataka.gov.in). For a finished flat on resale, the papers below matter more.

Ask the seller for:

  • The occupancy certificate for their tower
  • Their registered sale deed and the original agreement with the developer
  • An encumbrance certificate covering at least 13 years
  • Khata in the seller's name and recent property tax receipts
  • A no-dues letter from the residents' association
  • A loan closure letter and the returned originals, if the flat was mortgaged

A property lawyer should confirm that the seller's name matches on every document and that there are no pending disputes. Once you pay, register your sale deed at the sub-registrar's office. Then apply to move the khata into your name and keep the first tax receipt with your papers.

Sobha Saptrang has six towers, none above 12 storeys, sharing 5 acres and 384 homes, and the whole site is finished. Walk it before you buy. See where your tower is relative to the clubhouse, the pool and the gate, and what your windows look out onto.

A morning could start on the jogging track through the landscaped gardens, then the gym or a swim. Children have a play area and an activity area, and the games room covers rainy afternoons. Retail spaces within the project handle small daily needs without going out onto the main road.

Each tower has two automatic lifts, so ask how long the wait is at peak hours on the upper floors. The clubhouse and gardens have been in use since around 2021, so ask the residents' association when the pool and gym were last serviced. Check the monthly maintenance charge and what it covers, and whether any large repairs are planned. How lively the retail spaces are will also tell you a lot about day-to-day convenience.

Is GST payable on a resale here?
Not on a completed home that already holds an occupancy certificate. Stamp duty and registration are payable on the sale deed. Ask the seller to clear any maintenance dues before registration so they do not pass on to you.
What should I check on a visit?
Look at the marble and laminated timber floors for wear, check for damp in the bathrooms and test the fittings. Ask the association about the maintenance charge and how busy the retail spaces inside the project are.
Does the project have a RERA number?
