Sobha Windsor

Sobha Windsor sits in Vijayanagar, a pocket of Whitefield in east Bangalore, pincode 560067. Whitefield grew up around its IT parks and now mixes offices with large gated communities. The developer has not named nearby roads, schools, hospitals or stations, and it gives no distances, so none are quoted here.

For many residents the draw of Whitefield is a short commute to an office in the same area. If you work here, test the drive from the gate to your campus at your usual hour. If your job is elsewhere in the city, time the full route both ways, since traffic in and out of Whitefield can be heavy at peak times.

Everyday life depends on what is close by. Before you choose, list the places your family visits each week, such as school, a clinic and a supermarket, and check the time to each from this address. Walk the approach to the gate in the evening. Ask the seller how the area has changed since they booked, and how many parking bays come with the flat.

Sobha Windsor is sold out on both plans, so this section describes what was built and what to check on a resale. Each plan has three bedrooms. The smaller one is about 1,550 sq ft and the larger about 1,817 sq ft, both in built-up area. Carpet areas have not been published, so ask the seller for the drawing of the exact flat.

The developer no longer quotes a price. What you pay depends on the seller, the tower, the floor and whether the flat has been used. Ask for the original agreement to see what the seller paid, and compare asking prices for similar flats in the same tower before you negotiate.

A resale of a finished home with an occupancy certificate carries no GST. Stamp duty and registration apply to the sale deed. Before you agree a price, get from the seller:

• The agreed price and what fixtures stay
• The number of car parks allotted to the flat
• Any unpaid maintenance and the association transfer fee
• Club membership transfer charges
• The maintenance deposit paid at handover
• The status of any home loan on the flat

Sobha Windsor has no RERA registration number on record for the project. Ask the seller or Sobha Limited for it and look it up on the Karnataka RERA portal at rera.karnataka.gov.in. The entry shows the approved plans and whether completion has been filed for each tower.

On a resale of a newly finished home, ask the seller for:

• The occupancy certificate for the tower
• The seller's registered sale deed and original agreement with Sobha
• Khata in the seller's name and the latest tax receipt
• An encumbrance certificate from the first sale to date
• A no-dues letter from the residents' association
• The bank's release letter if the seller has a loan

Because the handover is so recent, some sellers may still be waiting for their own khata or registration. Check that every document is in place before you pay. At registration the sale deed moves into your name. Then apply for the khata transfer and move the club membership and maintenance account to you.

Sobha Windsor puts 739 homes in towers of 17 floors across 15 acres, which is fairly dense for the land. The developer has not published the number of towers or the open-space share, so ask for the site plan. Find the tower you are considering and note how far it is from the clubhouse and the golf greens. As the project is newly finished, compare the plan with what you see on the ground.

A morning could begin with a walk along the jogging track or a round on the golf greens, then the gym or a swim. If you work from home, the co-working spaces give you a desk away from the flat. The organic farming plots are a rare feature, useful if you like to grow herbs or vegetables.

Children have sports courts, a games room and landscaped gardens to run around in. Birthdays and gatherings can move to the party area. Larger events use the amphitheatre, built in a Victorian theme. Since handover began only in November 2025, ask which facilities are fully open and what the monthly maintenance covers.
