Sowparnika Rhythm of Rain sits at Koralur, pincode 562114, reached along Soukya Road at the outer edge of Whitefield in east Bengaluru. Soukya Road is the link back towards Whitefield's offices, schools and shops, and Hoskote lies further east on the same side of the city. The developer has not published distances to any of these, so none are quoted here.

For most buyers the real question is the daily drive into Whitefield. Leave from the site at the time you would set off for work and see how long the trip takes, then do the return run in the evening. If you have children, time the school trip in the morning rush as well.

A project due in 2029 is being built in an area that will also change by then. Ask the developer which approach road serves the gate and whether it is paved all the way today. Walk the surroundings to see what shops, clinics and bus stops are already within reach, rather than relying on what may come later. Check where the nearest grocery and pharmacy are, because the retail spaces inside the campus will open only after residents move in.

Sowparnika Rhythm of Rain offers two layouts to choose between. The 2 BHK is about 940 sq ft and starts at Rs. 87.6 Lakhs, which is about Rs. 9,300 per sq ft. The 3 BHK is about 1,194 sq ft and starts at Rs. 1.25 Crore, or about Rs. 10,500 per sq ft. The sizes are built-up area; ask for the carpet area of each plan too.

Both figures are opening prices. In a 14-floor tower, floor level and facing usually add to the base rate, so the flat you want may cost more than the headline. Ask for the price of two or three specific units and compare the full totals rather than the per-sq-ft rate alone.

Because the homes are under construction, GST is charged on the purchase. Stamp duty and registration are extra and are paid at registration. Ask for a cost sheet that shows:

• Base rate and the area it is charged on
• Floor-rise and facing charges for your unit
• Car parking and how many bays are included
• Clubhouse fee, maintenance deposit and utility charges
• GST as a separate line
• Stamp duty and registration on the full value
• The payment schedule tied to construction stages

Sowparnika Rhythm of Rain has no RERA registration number published by the developer yet. In Karnataka, a project under construction has to be registered before it is marketed, so ask Sowparnika for the number and check it on the Karnataka RERA website (rera.karnataka.gov.in). The entry shows the declared completion date, the approved plans and quarterly progress updates.

At this stage, ask to see:

• The RERA registration certificate
• Title deeds for the 6.82 acres and a recent encumbrance certificate
• Land conversion order for residential use
• Sanctioned building plan for the three towers
• Commencement certificate for construction
• A draft agreement for sale with the handover date and payment schedule

Have a lawyer read the draft agreement before you sign it. Check the clauses on delay, on changes to the plan, and on refunds if you cancel. If you are taking a home loan, confirm that your bank has approved the project. At handover, collect the occupancy certificate, register the sale deed in your name, and apply for the khata.

Sowparnika Rhythm of Rain places three 14-floor towers on 6.82 acres, with the clubhouse, pool, courts and gardens shared by all 725 homes. The developer has not published the open-space share or which tower holds which layout. Ask for the approved site plan and see where your tower stands relative to the gate and the courts.

As planned by the developer, a morning here could begin on the jogging track, move into the gymnasium and end in the swimming pool. Children get a play area and the landscaped gardens after school, while the sports courts take over once evenings cool down. The indoor games room is there for rainy afternoons, and a spa and sauna offer a slower end to the week.

For celebrations there is a multipurpose party area, and the amphitheatre suits community events and festival evenings. Retail spaces inside the campus should make small errands easy once they are let. All of this is still being built, and the images you see are renders. Ask which facilities will be finished by the first handover and which will follow later, and get that timeline in writing.
