Sowparnika Swastika

Sowparnika Swastika is at Bidaraguppe on the Sarjapura to Attibele road, south-east Bengaluru, pincode 562107. That road links the Sarjapura side of the city with Attibele further south. The developer has not published distances to offices, schools, hospitals or transit, so none are quoted here.

Plan your visit around the trips you make most. Leave from the gate at your usual office hour and note the time taken, then repeat the return drive in the evening. If you have school-age children, time the morning run to the school you have in mind. A weekend visit tells you something else: how busy the road is when everyone is out shopping.

Nine years of occupation mean the people living here already know the answers you need. Ask a few residents about water supply in summer, power cuts, and how quickly autos and cabs arrive at the gate. Find out where they buy groceries and medicines, and whether the retail spaces within the campus are let and open. A 5.5-acre plot is large, so walk from the gate to the block you are considering and see how far that is with shopping bags.

Sowparnika Swastika was built with nine layouts, all quoted as built-up area. The only one-bedroom plan is about 740 sq ft. Two-bedroom plans measure about 1,073, 1,090, 1,147 and 1,160 sq ft. Three-bedroom plans measure about 1,339, 1,390, 1,464 and 1,467 sq ft. Carpet areas were never published, so read the figure off the seller's deed.

With every unit sold, there is no price list from Sowparnika. Owners quote their own figures, which move with floor, facing, parking and how well the flat has been kept. A bank valuation gives you a neutral number to negotiate from. Also allow for work a flat of this age may need, such as repainting, plumbing or a new kitchen.

GST does not apply to a resale of a completed home. Stamp duty and registration are charged on the higher of the sale price and the government guidance value. Ask the seller to put these points in writing before you pay any advance:

• Price agreed, and what stays behind, such as wardrobes and lights
• Parking bay allotted to the flat
• Maintenance paid up to the date of sale
• Association transfer fee and any corpus fund
• Status of any loan on the flat, with the bank's closure letter

Sowparnika Swastika has no RERA number published by the developer. You can search the Karnataka RERA website (rera.karnataka.gov.in) under Sowparnika's name to see whether this project was ever registered. For a building completed in December 2017 and sold by an owner, the title papers matter more.

Ask for copies of the following and hand them to a property lawyer before paying a token:

• Occupancy certificate issued for the block
• Seller's registered sale deed and the original allotment letter
• Khata extract in the seller's name, with the latest tax receipt
• Encumbrance certificate for at least the past 13 years
• No-dues certificate from the owners' association
• Loan closure letter if the flat was financed

Check that the flat number, area and parking bay are the same on each paper. If the khata and the deed disagree, ask the seller to correct it before you sign. After registration of your sale deed, apply for the khata transfer and move the electricity and water connections into your name.

Sowparnika Swastika spreads four six-floor blocks over 5.5 acres, which gives the campus more open ground than a tower on the same land would. The developer has not published the open-space share or a block-wise layout map. Ask the seller which way the flat faces and what it looks onto, since that decides light, breeze and noise.

Mornings can begin on the jogging track or in the gymnasium, followed by laps in the swimming pool. Once school is out, the kids' play area and the landscaped gardens fill up, and the outdoor courts host evening games. On wet days the games room and a table tennis table take over, and the activity area and clubhouse cover classes and association meetings.

Family get-togethers have a party area, and shops inside the campus can cover a quick errand without taking the car out. All of this has been in use since 2017, so judge it by its condition rather than its list. Check the pool, the gym machines and the court surfaces during your visit, and ask the association what the monthly charge covers. Old launch pictures are renders as planned by the developer, not a record of what you will see today.
