Sowparnika Whispering Petals is at Yelachanayakanapura in Hoskote, pincode 562114, on the eastern edge of Bengaluru. The developer has not published distances to offices, schools, hospitals or stations, so none are listed here.

Start with the drive you would make most often. Leave from the site at your usual hour and time the trip to work, then drive back at the evening peak. If your office is in Whitefield or further into the city, do that run on a weekday, not a Sunday. Parents should also time the morning school route.

Possession is planned from 2030, and the area will change before then. That cuts both ways: new shops and services may arrive, but so may more traffic. Judge the location on what exists today, not on promises. Check whether the approach road is paved up to the site, where the nearest grocery store, pharmacy and hospital are, and whether buses serve the area. Inside the campus, a supermarket and a clinic are planned, which will help with daily needs once they open.

Sowparnika Whispering Petals has three layouts on sale, all quoted as built-up area. The 1 BHK is about 568 sq ft from Rs. 48 Lakhs, or about Rs. 8,450 per sq ft. The 2 BHK is about 1,036 sq ft from Rs. 86 Lakhs, about Rs. 8,300 per sq ft. The 3 BHK is about 1,187 sq ft from Rs. 1.05 Crore, about Rs. 8,850 per sq ft.

These are starting prices. In a 19-floor tower, higher floors and preferred facings usually cost more, so get prices for the actual units you like. Ask for the carpet area of each plan as well, since that is the space you live in.

Because the homes are under construction, GST is charged. Stamp duty and registration are extra. Ask for a cost sheet that shows:

• Base rate and the area it applies to
• Floor-rise and facing charges
• Car parking and the bays included
• Clubhouse fee and maintenance deposit
• Power, water and sewage connection charges
• GST as a separate line
• Stamp duty and registration
• The stage-wise payment schedule

Sowparnika Whispering Petals has no RERA registration number published by the developer yet. A project on sale in Karnataka has to be registered first, so ask Sowparnika for the number and look it up on the Karnataka RERA website (rera.karnataka.gov.in). The entry shows the declared completion date, the approved plans and the land area.

At launch stage, ask to see:

• RERA registration certificate
• Title deeds for the land and a recent encumbrance certificate
• Conversion order allowing residential use
• Sanctioned building plan for all three towers
• Commencement certificate
• A draft agreement for sale with the handover date and payment stages

Have a lawyer check the draft agreement, especially the delay, cancellation and plan-change clauses. Confirm that your bank has approved the project if you need a loan. Link each payment to a stage you can see on site. At handover, ask for the occupancy certificate, register the sale deed and apply for the khata in your name.

Sowparnika Whispering Petals shows three towers of 19 floors with 762 homes and a shared clubhouse. The developer has not published the land area or the open-space share. Ask for the approved master plan and see where each tower stands relative to the gate, the courts and the amphitheatre.

As planned by the developer, a day here could open with yoga in the yoga area or a session in the gymnasium, followed by a swim. Children have a play area and the landscaped gardens after school, and several sports courts are planned for evening games. A jogging track loops the grounds, and the indoor games room covers the rainy months.

For celebrations there is a multipurpose party hall, and the amphitheatre suits festivals and community events. An activity area adds room for classes and hobbies. A supermarket and a clinic inside the campus should save trips out for daily shopping and minor health needs. None of this exists yet, and the pictures are renders. Ask which facilities will open with the first tower and which will follow, and get the dates in writing.
