Whitefield and Brookefield are settled residential and IT areas on the east side of Bengaluru, and Varthur is close by for everyday errands. The developer has not published distances to specific offices, schools or stations, so we do not quote any.

Most buyers here will commute to an office on the Whitefield side. Leave from the site at your usual time and see how long the drive takes, then time the return trip at the evening peak. East Bengaluru traffic changes sharply by the hour, so one trip is not enough to judge it.

Because the area is established, shops, clinics and schools already exist around you rather than being promised. Walk the lanes near the site to see how wide the approach road is and whether it floods after rain. Check where the nearest supermarket and pharmacy are. • Title deeds for the 2 acres and a recent encumbrance certificate
• Land conversion order for residential use
• Sanctioned building plan for the three towers
• Commencement certificate
• A draft agreement for sale with the handover date and payment schedule

Have a lawyer read the draft agreement, especially the delay, cancellation and plan-change clauses. If you need a loan, confirm your bank has approved the project. Tie each payment to a construction stage you can see on site. At handover, collect the occupancy certificate, register the sale deed and apply for the khata in your name.

Spectra Parijatha puts three 13-floor towers on 2 acres, with 140 homes sharing one clubhouse, a pool and the gardens. The developer has not published the open-space share. Ask for the approved site plan and see how the towers face each other, since in a compact layout that decides light and privacy.

As planned by the developer, a morning could start on the jogging track or in the gymnasium, followed by a swim. Children have a play area and the landscaped gardens once school is over. The indoor games area covers wet evenings, and the clubhouse is where neighbours meet.

Older residents are given their own space in the senior plaza, a quiet corner for walks and conversation. Birthdays and small functions can go to the multipurpose party area. With only 140 homes, the facilities should rarely feel crowded, but the monthly maintenance is split among fewer owners. Ask for the estimated charge before you book. The project is still being built, so the pictures are renders; ask when the clubhouse and pool will be ready compared with the towers.
