Spectra Raaya

Spectra Raaya is at No. 577/443, Siddapura, in Varthur Hobli of Whitefield, pincode 560066. Whitefield is one of the main office and residential districts on the east side of Bengaluru. The developer has not published distances to particular offices, schools, hospitals or stations, so none are quoted here.

Test the journeys you would make every week. Leave the gate at your normal office hour and time the drive, then drive back in the evening peak. East Bengaluru traffic changes a lot from hour to hour, so try more than one day if you can. Parents should time the morning school run as well.

Residents who moved in from 2024 already know the practical details. Ask them about water supply in summer, power cuts, and how quickly cabs and deliveries reach the gate. Walk the approach road to see its width and how it copes with rain. Note the nearest supermarket, pharmacy and clinic, since daily errands shape life here as much as the office commute does.

Spectra Raaya was built with six layouts, all quoted as built-up area. The two-bedroom homes measure about 1,260 and 1,275 sq ft. The three-bedroom homes measure about 1,625, 1,665, 1,720 and 1,760 sq ft. Carpet areas were not published, so take the figure from the seller's agreement or deed.

With every unit sold, there is no builder price list. Owners set their own figures, which vary with the block, floor, facing and interiors. A bank or registered valuer's report gives you a fair starting point. Also ask what the seller is leaving behind, such as wardrobes, lights and kitchen fittings.

A resale of a completed flat carries no GST. Stamp duty and registration are payable on the higher of the sale price and the government guidance value. Before paying a token, ask the seller to confirm in writing:

• The agreed price and the fittings included
• The parking bay allotted to the flat
• Maintenance paid up to the sale date
• The association's transfer fee and corpus fund
• Any home loan on the flat, with the bank's closure letter

Spectra Raaya has no RERA registration number published by the developer. A project finished in 2024 would normally have been registered while it was being built, so ask the seller for the number printed on their agreement for sale. Then check it on the Karnataka RERA website (rera.karnataka.gov.in), which also shows the completion filing.

Ask the seller for these papers and have a lawyer review them:

• Occupancy certificate for the block
• The seller's registered sale deed and allotment letter
• Khata extract in the seller's name and the latest tax receipt
• Encumbrance certificate for at least 13 years
• No-dues letter from the apartment association
• Loan closure letter if the flat was financed

Match the flat number, area and parking bay across every document. If anything differs, ask the seller to fix it before you sign. Once you register the sale deed, apply for the khata transfer and move the electricity and water accounts into your name.

Spectra Raaya has seven blocks of 11 floors on 4.3 acres, with the clubhouse, pool and gardens set among them. The developer has not published the open-space share or which layouts are in which block. Find out from the seller the block, the floor and the direction the flat faces, since that decides light and noise.

A weekday here could begin with a jog on the track or a workout in the gymnasium, followed by a swim. After school, children head to the play area and the landscaped gardens. The games room keeps teenagers busy on rainy evenings, and the clubhouse is where the residents' association meets.

The amphitheatre is the place for festival evenings and community shows, and the party area handles birthdays and small functions. Everything was completed with the towers, so you can see it in use rather than on a brochure page. Check the condition of the pool, the gym machines and the lawns, and ask what the monthly maintenance charge covers.
