SPR City HighLiving is in Shanthi Nagar in Perambur, in the Buckingham Carnatic Mills area of Jamalia, pincode 600012. This is an older, built-up part of north Chennai. You are moving into streets and shops that already function, not a new suburb waiting for them.

The developer has not published distances to railway stations, schools, hospitals or office districts. What the project does list is retail space and business centres inside SPR City. Some errands, and even a day of work away from home, may be handled without leaving the campus.

Because no travel times are on offer, measure the ones that matter to you. Drive to your office in the morning peak and come back in the evening rush. Try the school run on a weekday. Go again on a weekend, when shops inside a township can draw traffic from outside.

Ask which gate your tower uses and where visitors park, since a campus of 18 acres can have more than one entry. Confirm the full postal address with SPR Group before you register the sale.

SPR City HighLiving offers five plans across three configurations, all quoted as built-up area. The 2 BHK is about 1,404 sq ft, listed from Rs. 1.41 Crore. The 3 BHK comes in about 2,021 sq ft from Rs. 2.04 Crore and about 2,088 sq ft from Rs. 2.11 Crore.

The 4 BHK has two very different sizes. The smaller is about 2,601 sq ft from Rs. 2.62 Crore. The larger is about 3,715 sq ft from Rs. 3.75 Crore, over 1,100 sq ft more, so treat them as separate products. Every plan works out close to Rs. 10,000 per sq ft.

The homes are completed. A flat with its occupancy certificate is not charged GST, but stamp duty and registration apply to every purchase. Ask for the carpet area too, since built-up area includes walls.

• Car parking charge, if billed separately
• Association deposit, corpus fund and advance maintenance
• Stamp duty and registration on the sale value
• Any unpaid dues on the flat if it is a resale

SPR City HighLiving has no RERA registration number published by SPR Group. Ask for it and check the entry on the Tamil Nadu RERA portal, TNRERA, before you pay a token amount. The entry will also show the declared plans and completion details.

Since the towers are finished, the key papers are the ones that prove the building is lawful and the flat is clean. Ask for:

• Occupancy certificate for your tower
• Approved building plan showing your unit
• Title documents for the land and an encumbrance certificate
• Latest property tax receipt for the flat
• A no-dues letter from the owners' association
• Draft sale deed, since a finished home is bought on a sale deed

If you are buying unsold stock from SPR Group, the developer signs the sale deed with you. If you are buying from an owner, check the chain of earlier sale deeds and confirm there is no loan still charged on the flat. At registration, get the sale deed in your name, then move the property tax assessment and the association membership to you.

SPR City HighLiving has three towers of 45 floors on an 18-acre campus, shared by the families in 684 homes. The layout is already built, so a site visit shows you exactly how the towers face each other, the clubhouse and the parking. Ask which tower your unit is in, since light, noise and outlook differ between them.

A weekday could start with a run on the jogging track or a session in the gym. Children have a play area and landscaped gardens close to home, and older ones can use the outdoor courts after school. The swimming pool and the games room fill weekend afternoons.

For slower evenings there is a spa with a sauna and a jacuzzi. Party areas let you host a birthday without booking a hall outside. The clubhouse ties these spaces together.

Two facilities are less common in a housing project. Retail spaces on the campus can cover small daily purchases, and business centres give you a desk away from your living room. Since the project has been occupied since December 2021, ask residents which facilities are open, how they are kept, and what the monthly maintenance charge is.
