Sumadhura Capitol Residences

Sumadhura Capitol Residences is at Pattandur Agrahara, pincode 560066, on the K.R. Puram edge of Whitefield. The site is behind Sumadhura Capitol Towers, so the neighbourhood already has residents, shops and roads rather than open fields. The developer has not named a main road or published distances to offices, schools or stations, so none are quoted here.

The Whitefield and K.R. Puram belt has grown fast, and much of that growth is offices. If you work in this part of the city, test your commute before you book. Drive or ride from the site to your office at your usual start time, then make the return trip in the evening. Traffic in this belt can change a short distance into a long wait.

Since construction is still going on, walk the approach road to the gate and note its width and condition. Ask how cars from 368 homes will enter and leave, and where visitors will park. Talk to people living in the older towers nearby about water, power and cab access, since they know the area better than any brochure.

Sumadhura Capitol Residences offers five layouts, with sizes quoted as built-up area:

• 1 BHK, about 1,085 sq ft, from Rs. 1.70 Crore
• Smart 2 BHK, about 1,420 sq ft, from Rs. 2.20 Crore
• Smart 3 BHK, about 1,635 sq ft, from Rs. 2.70 Crore
• Classic 3 BHK, about 1,810 sq ft, from Rs. 3.05 Crore
• Smart 4 BHK, about 2,115 sq ft, from Rs. 3.50 Crore

Per sq ft, these come to between about Rs. 15,500 and Rs. 16,900. Carpet areas are not published, and a 1 BHK of over 1,000 sq ft is large, so ask how much of that area is inside your walls.

GST applies on under-construction homes, and stamp duty and registration are payable at registration. Ask for a cost sheet showing:

• Base rate, built-up area and carpet area
• Floor-rise and facing charges for your flat
• Car parking and number of bays
• Clubhouse membership and maintenance deposit
• GST on its own line
• Stamp duty and registration
• Payment stages linked to construction

Sumadhura Capitol Residences has no RERA registration number published by the developer yet. Ask Sumadhura Group for it and look it up on the Karnataka RERA portal, rera.karnataka.gov.in. Check the declared completion date for your tower against the December 2027 possession date you are given.

The land is recorded as Survey Nos. 14, 152 and 158 of Pattandur Agrahara village. With the project still being built, your lawyer should see:

• RERA registration certificate
• Title documents and an encumbrance certificate for those survey numbers
• Land conversion order and the sanctioned building plan
• Draft agreement for sale, with a fixed handover date and delay penalty
• Construction-linked payment schedule

Keep every payment receipt and compare each demand letter with the progress you see on site. At handover, ask for the occupancy certificate for your tower before you take the keys. Register the sale deed, then transfer the khata into your name and pay the property tax. These papers matter again when you sell.

Sumadhura Capitol Residences has three towers of 15 floors on a 4.1-acre plot. Tower names have not been published, so ask which tower your flat is in and what it faces. A flat that looks over the boundary wall gets different light and noise from one facing the gardens. Treat any images as renders, as planned by the developer.

A weekday could start with the jogging track or a session in the meditation and yoga area. The gym and the swimming pool are close by in the clubhouse. When it rains, the indoor games zone keeps children busy, and on dry evenings there are several sports courts and a play area.

Pet owners get a pet park, which is not something every project sets aside. The amphitheatre can host a community event, and the multipurpose party area takes birthdays and small functions. Landscaped gardens fill the ground between the towers. Because nothing is complete yet, ask which facilities will open with the first handover. Ask too how the maintenance charge will be set once all three towers are occupied.
