Sumadhura Elysium is at Bhoganhalli, pincode 560087, a short way off Panathur Road on the eastern side of the city. From here, Panathur Road runs one way to the Outer Ring Road and the other towards Varthur and Whitefield. The developer has not published distances to offices, stations, schools or hospitals, so we do not quote any. The address on file is a map plus code.

For most buyers here the working day starts with the Outer Ring Road. Its tech parks are a drive away, as are Marathahalli and Bellandur. Drive to your office at your normal hour and time it, then repeat the return journey in the evening. Panathur Road carries heavy traffic at peak times, so do not rely on an off-peak test.

Schools, hospitals and shops are available in the localities around the site. Visit on a weekday to see which ones your family would use and how long each trip takes. With 752 flats planned, also look at the access road to the gate and ask how traffic from seven towers will enter and leave during rush hour.

Sumadhura Elysium has two plans on sale, with sizes quoted as built-up area. The 3 BHK is about 1,850 sq ft, priced between Rs. 2.61 Crore and Rs. 3.24 Crore. The 4 BHK is about 2,500 sq ft, priced between Rs. 3.53 Crore and Rs. 3.96 Crore. On the lower figure, both work out to about Rs. 14,100 per sq ft.

The wide spread within each plan points to floor-rise and facing premiums, so the flat you pick can cost several lakhs more than the entry price. Carpet areas are not published; the RERA filing should list them. A 4 BHK suits a joint family or a household that needs a dedicated room for work.

GST applies until the flat is complete. Stamp duty and registration are added at registration. Ask for a cost sheet listing:

• Base rate, built-up area and carpet area
• Floor-rise and facing charges for your flat
• Car parking and bays included
• Clubhouse membership and maintenance deposit
• GST as a separate line
• Stamp duty and registration
• Payment stages tied to construction

Sumadhura Elysium is listed by Karnataka RERA as PRM/KA/RERA/1251/446/PR/220526/008677. Look the number up on rera.karnataka.gov.in before you pay. Check that the promoter name, the land area of 14.78 acres and the completion date on the portal match what the sales team tells you.

At the new-launch stage, your lawyer should see:

• RERA registration certificate and the plans filed with it
• Title documents for the land and an encumbrance certificate
• Land conversion order for residential use
• Sanctioned building plan for your tower
• Environmental clearance, usual for a project of this size
• Draft agreement for sale with the December 2029 date and a delay penalty

Pay only the instalments that the agreed construction stage allows, and keep every receipt. At handover, ask for the occupancy certificate for your tower before you move in. Register the sale deed, then transfer the khata into your name and pay the first property tax.

Sumadhura Elysium has seven towers of 18 floors on 14.78 acres, with 752 flats between them. Landscaped parks and gardens fill the ground between the blocks. Every image you see today is a render, as planned by the developer. Ask for the sanctioned layout and check where your tower stands against the clubhouse, the roads and the boundary.

A typical day could open in the meditation and yoga zones or the gym, with a swim to follow. The clubhouse, planned at over 50,000 sq ft, holds an indoor games zone for wet days. Working parents can use the creche and kids' zones, and older children have a play area and several sports courts.

A spa with a salon and a health club saves a trip out on weekends. The amphitheatre can host community events, and the multipurpose party area takes birthdays and small gatherings. Because the project is a new launch, none of this exists yet. Ask which facilities will be ready when the first towers are handed over, and how maintenance will be charged while the later towers are still being finished.
