Sumadhura Folium Phase 4

Sumadhura Folium Phase 4 is on Borewell Road in Whitefield, close to Palm Meadows and Ramagondanahalli, pincode 560066. This is a long-built-up part of east Bangalore's IT belt, where roads, shops and services are already in place. The developer has not published distances to offices, schools, hospitals or stations, so we do not quote any here.

Many residents will work in Whitefield's office parks, which makes the commute short on a map. Borewell Road, though, has filled with apartment blocks over the years, and its traffic shows it. Drive from the site to your office at your usual start time and again on the way back in the evening before you book.

Much of daily life can stay local in a mature suburb like this, with groceries, clinics and schools already in the area. Spend a weekday afternoon walking the road near the gate to see which of them you would use. With 400 new households arriving, also check where the entry and exit points are and how the road copes at school-run hours.

Sumadhura Folium Phase 4 has six plans on sale, with built-up areas:

• 3 BHK Smart, about 1,515 sq ft from Rs. 2.41 Crore, or about 1,630 sq ft at Rs. 2.58 to 2.63 Crore
• 3 BHK Classic, about 1,730 sq ft, Rs. 2.73 to 2.84 Crore
• 3 BHK Grand, about 2,065 sq ft, Rs. 3.24 to 3.44 Crore
• 4 BHK Smart, about 1,910 sq ft, Rs. 3.01 to 3.13 Crore
• 4 BHK Classic, about 2,420 sq ft, Rs. 3.83 to 3.90 Crore

Per sq ft, the starting prices fall in a narrow band of about Rs. 15,700 to Rs. 15,900. The spread within each plan comes from floor and facing. Carpet areas are not published, so ask for them.

GST is payable on an under-construction flat; stamp duty and registration are extra. Ask for a cost sheet that shows:

• Base rate, built-up and carpet area
• Floor-rise and facing premiums
• Car parking charges
• Clubhouse membership and maintenance deposit
• GST as its own line
• Stamp duty and registration

Sumadhura Folium Phase 4 has no RERA registration number published for this phase yet. Ask Sumadhura Group for it and look it up on the Karnataka RERA portal, rera.karnataka.gov.in. Because this is the fourth phase of a larger project, make sure the registration you are shown covers your tower and its March 2028 completion date.

For an under-construction flat, your lawyer should review:

• RERA certificate for Phase 4
• Title documents and an encumbrance certificate for the 6.15 acres
• Land conversion order and the sanctioned building plan
• Commencement certificate for the towers
• Draft agreement for sale, with the handover date and delay penalty
• Payment schedule tied to construction stages

Pay each instalment only after you have checked the stage it covers on site, and keep every receipt. At handover, ask for the occupancy certificate for your tower before you take the keys. Then register the sale deed, move the khata into your name and pay the first property tax.

Sumadhura Folium Phase 4 has two 19-floor towers on 6.15 acres, leaving room for several landscaped gardens. With so few blocks, ask which tower faces the gardens and clubhouse and which faces the boundary, since that decides your light and noise. Any images are renders, as planned by the developer.

A day here could begin with yoga in the meditation area or a lap of the jogging and skating track. The clubhouse, planned at 54,000 sq ft, holds the gym, the pool and a games room. After a workout, the jacuzzi and day spa beds offer a slower hour. Children have a play area and several sports courts for after school.

The amphitheatre can host a weekend show or a festival gathering, and the multipurpose party area takes birthdays. The gardens run between the towers for an evening walk. Because the phase is still being built, ask which facilities will be ready at handover and whether any are shared with earlier phases of the project. Also ask how maintenance will be split between them.
