Sumadhura Sarang

Sumadhura Sarang is at Doddabanaghalli, on the road that runs from Whitefield out to Hoskote, pincode 560067. Whitefield and its office parks lie on one side, with Hoskote further east on the other. The developer has not published distances to offices, schools, hospitals or stations, so we do not quote any here.

If your office is in Whitefield, you will be driving in each morning along this road. Test it at your normal hour and time it, then make the return trip in the evening peak. Whitefield's offices, malls and hospitals can be reached by road, but how long that takes will decide whether this address works for you.

Because the towers are finished or close to it, you can judge daily life now rather than guess. Visit on a weekday and note how you would buy groceries, reach a clinic and get children to school. Check how cabs and deliveries reach the gate, and ask existing residents about water supply and power cuts.

Sumadhura Sarang offers four plans, with sizes quoted as built-up area:

• 3 BHK Smart, about 1,730 sq ft, Rs. 2.04 to 2.12 Crore
• 3 BHK Classic, about 1,920 sq ft, from Rs. 2.29 Crore
• 3 BHK Classic, about 2,010 sq ft, from Rs. 2.39 Crore
• 4 BHK Smart, about 2,210 sq ft, from Rs. 2.63 Crore

All four come to about Rs. 11,800 to Rs. 11,900 per sq ft on the starting price. Carpet areas are not published. Since the flats are built, ask to measure the one you want.

GST depends on status: none on a flat with its occupancy certificate, and GST on the construction portion of one still being finished. Stamp duty and registration apply to all. Ask for a cost sheet that shows:

• Base rate, built-up and carpet area
• Floor-rise and facing premiums
• Car parking and bays included
• Clubhouse membership and maintenance deposit
• GST, if any, as its own line
• Stamp duty and registration

Sumadhura Sarang has no RERA registration number published by the developer yet. Ask Sumadhura Group for it and check it on the Karnataka RERA portal, rera.karnataka.gov.in. The declared completion date there is the cleanest way to reconcile the ready-to-move label with the December 2026 possession date.

Your first question is whether your tower has its occupancy certificate. If it does, ask for:

• Occupancy certificate for the tower
• Sanctioned building plan showing your flat
• Title documents and an encumbrance certificate for the 7 acres
• Khata for the property and the latest tax receipt
• Draft sale deed, since a finished flat is sold on a sale deed

If the certificate is still awaited, treat the purchase as under construction. In that case, ask for the RERA certificate, an agreement for sale with a firm handover date and a payment schedule linked to the remaining work. At handover, register the sale deed and move the khata into your name.

Sumadhura Sarang has two 22-floor towers on 7 acres, which leaves generous ground for gardens, courts and a clubhouse. With so few towers, the main choice is which one you live in and what your flat faces. Ask to see the view and the light from your actual floor, since the building is there to be seen.

An ordinary day could start on the jogging and skating track or in the yoga area, followed by the gym and a swim in the pool. The indoor games zone keeps children busy on wet afternoons, and the kids' play area and sports courts take over when it is dry. The activities area gives space for classes and hobby groups.

After work, the jacuzzi and spa offer a slower hour. On weekends, the amphitheatre can host a show and the party lawn a birthday or a festival gathering. Landscaped gardens surround the towers for an evening walk. Ask which facilities are open and running today, how they are staffed and what the monthly maintenance charge covers.
