The County Address is at Ittangur, part of the Sarjapur area in pincode 562125, and your main road link is Sarjapura Road. This is one of the corridors on the south-east side of Bengaluru where gated plotted layouts have come up, so you will be among other families building their own homes rather than among tall towers.

The developer has not published distances to offices, schools, hospitals or stations, and we do not quote any here. Your best guide is a drive. Go from the layout to your workplace at the hour you would normally leave, then come back in the evening rush. Do the same school run if you have children, since that trip happens twice a day.

Because the layout has been occupied since 2019, you can also ask the people who live there. Residents will tell you where they shop, which clinic they use, how the approach road behaves in the monsoon and how long the drive into the city really takes. Walk the lanes around the gate as well, and look at what is being built on the land nearby, since new projects will change traffic in the years after you buy.

The County Address was sold in two plot sizes, both now gone from the developer's inventory. The 30 by 50 foot plot was recorded at 1,508 sq ft, while the 40 by 60 foot plot at 2,400 sq ft. There are no built homes to choose from; every owner designs and builds a home inside the approved setbacks. Today the price is whatever an owner asks, so there is no developer list to quote.

On resale, check that the plot size in the sale deed matches the approved layout plan and the measurement on the ground. Ask whether the seller has already built a boundary wall or obtained a building plan sanction, since either affects what you pay. A resale plot carries no GST, but stamp duty and registration are charged on the sale value.

Before you agree a price, get these in writing from the seller:

Paperwork and approvals for The County Address

The County Address has no RERA registration number published for this layout. You can search the Karnataka RERA website (rera.karnataka.gov.in) for it, but on a resale plot in a finished layout, the land papers do most of the work. Have a property lawyer read them before you pay an advance.

Ask the seller for:

  • The conversion order for the land to residential use

  • The release order that freed the plot for sale
  • An encumbrance certificate, to confirm no loan or dispute is attached
  • The seller's registered sale deed and the earlier title chain
  • The khata in the seller's name and recent tax receipts

When you buy, the transfer happens by sale deed at the sub-registrar's office, with stamp duty paid on the value. After registration, apply to move the khata into your name. You will need the khata, the approved layout plan and tax receipts to get your own house plan sanctioned later.

Living at The County Address

The County Address divides its 24 acres into 320 plots, and according to the developer's specifications more than 40% of the land stays open. Street lights run on LED fittings, some on solar power, and cables go underground, so you should not see a web of overhead wires. Treat any image of the master plan as the layout planned by the developer, and check it against the ground when you visit.

Life here is already under way, which lets you picture a day accurately. An early walk on the jogging track or a game on the outdoor courts, then the gymnasium in the clubhouse for anyone who wants weights. Children have a play area and an activity area, and the games room covers the rainy afternoons.

Evenings are for the landscaped parks, and the party area takes the birthdays and small functions. Ask the residents' association what the maintenance charge is, whether it is billed on plot size, and whether owners of empty plots pay the same. Also ask how the clubhouse is run now that the developer has finished, and whether any repairs are planned that owners will be asked to fund.
